Data released by CRIC research center shows that the TOP17 housing enterprises have achieved a record of over 100 billion,and the number of these enterprises are expected to surpass 30 in 2020.The sales proportion of TOP100 housing enterprises has exceeded 50 percent of the whole,and their share is accelerating the convergence.Against such a background,many real estate enterprises survive in the extremely difficult market.Adjusting the layout strategy,improving risk control,capital turnover ability,changing ideas,improving operation and management ability have become the inevitable choice to enhance the core competitiveness of real estate enterprises.Talent is increasingly important for housing enterprises which are in the process of spurting the target of 100 billion yuan or the top 20.However,there are relatively a few of researches on the competency of key positions in domestic real estate enterprises.As the most front-line position,housing consultant plays a positive role in the human resource management of real estate,which directly affects the achievement of project sales.Then,building an efficient consultants team of real estate company has become an important task of human resource management.Based on this,it takes C real estate company where the author works as a case of this paper,which provides advice and exploration for building and applying the competency model of the position of housing consultant to recruitment and training management.This paper outlines the definition of competency,competency model,analyses the current research status and basic contents of competency model theory at home and abroad.It takes housing consultant in C real estate company as the object,combing,coding and data processing the interview results by using the method of questionnaire and behavioral event interview.And finally building the competency model of housing consultant in C real estate company through the method of expert evaluation and analytic hierarchy process.(AHP).This paper determines the competency model of housing consultant with 16 factors in four dimensions and the weight of each factor,which are divided into four aspects: skill,quality,attitude and ability.The competency model of the position of housing consultant in the real estate enterprise which constructed in this paper has certain enlightenment for C real estate company and even other enterprises in the industry at the same stage,in terms of recruitment,training management and so on.
