With the rapid development of the real estate market in recent years,the housing price keeps rising and the real estate bubble is serious,which has caused a series of livelihood problems and economic problems,for which the state has implemented a series of regulation policies.Such strong macro-control is both an opportunity and a challenge for real estate enterprises.The era of super profits in the real estate industry is gone,and the competition among enterprises is fierce.If the real estate enterprises want to survive and develop under the macro-control of the government,they must actively adjust their development strategies,start from the inside of enterprises,do a good job in cost control,improve the profit space and enhance the competitiveness of enterprises.The cost control of domestic real estate industry lacks theory and experience,so it is of great practical significance to study how to perfect the cost control of real estate projects.The article begins with the theoretical basis of cost control,first the paper summarizes the research literature on real estate cost control,which help us understands the current research situation at home and abroad,then defines the basic concepts and points out the types of cost composition of real estate projects,finally analyzes the external and internal factors that affect the cost.This paper expounds the relevant theoretical basis,which lays the foundation for the study of this paper,and points out the direction for the study of cost control below.Then,the article introduces the real estate cost control principle,which is the basis of the real estate cost control,and pointed out the cost control method and principle.In addition,the study of the cost of the company's share of the situation to help us understand the cost of the composition of the situation,find the focus of cost control.Finally,the paper analyzes the cost control of each stage,points out the existing problems,and puts forward some suggestions for improvement.Taking ZH as an example,this paper studies the cost control of the S project of ZH.Firstly,the paper introduces the basic situation of the company and the project,then analyzes cost control status and existing problems in cost control in the decision-making stage,design stage,construction stage and completion stage of the project,and finally puts forward reasonable suggestions for the main problems.It is hoped that this research can provide reference for real estate enterprises to improve cost control and bring good economic benefits to enterprises.
