Research On Service Facilities Planning Of Urban Central Business District Based On Post-use Evaluation

CBD is not only the most important economic carrier and development center of cities and even a region,but also a place for forming new social relations and cultural relations.The configuration and distribution of facilities directly affect the efficient operation and continuous vitality of the CBD.In the CBD planning,how to properly plan and configure service facilities? How does the planning and layout of CBD service facilities meet the needs of different groups? How to improve and optimize the layout of CBD service facilities? The existing CBD-related research focuses on the spatial form of materials,and there are not many discussions on the planning,layout and improvement of service facilities.This paper uses Post Occupancy Evaluation(POE)as the main research method to construct the urban CBD service facility planning evaluation model.The main components of service facility planning are taken as the starting point,and the functional type,scale structure,spatial layout and service facilities of the facility are analyzed.The relationship between the use of benefits,the evaluation of the use of service facilities and the extent of meeting the needs of use,proposed planning and optimization of CBD service facilities.The research uses Shenzhen Futian CBD as the empirical research object,analyzes the planning and layout characteristics of Futian CBD service facilities,and then evaluates the service facilities planning from three levels:(1)User characteristics of various service facilities in Futian CBD and Its preference,satisfaction evaluation of the use of facilities;(2)evaluation of facilities with different spatial layout modes and facilities of different land types;(3)analysis of spatial and temporal distribution differences of different facilities,for various service facilities and CBD areas The internal vitality is evaluated.The study found that:(1)The planning and layout characteristics of Futian CBD service facilities can be summarized as: the east-west area of Shennan Road is equipped with municipal-level administrative and cultural public service facilities,and the south area is concentrated with business office and commercial service facilities;Large service facilities and main landscape systems are connected in series to the central axis;residential facilities are located in the four corners of the CBD.(2)There are significant differences in the use efficiency of facilities and sites with different layout modes.The hybrid layout has the highest score for the evaluation of entertainment and leisure,the lower score for the scattered layout facilities,and the high utilization rate of the centralized commercial facilities.CBD service facilities have high usage rates during daytime and nighttime,workdays and weekends,especially on weekends.The difference in day and night between facilities is small,and the difference from working days is small.The rational land use model in the CBD advocates a compact layout and a mixed use of land,and encourages the use of public transportation under high-intensity development to facilitate the formation of a good functional planning structure and land use layout.(3)Futian CBD service facilities have strong appeal to different age groups,occupations,nationalities and geographical use groups;various types of facilities,compound layout,and a wide variety of activities,except for office workers,mainly finance and business.Visitors are mainly engaged in leisure and entertainment;most users choose public transportation and CBD service facilities are highly accessible;overall,the Fukuda CBD service facilities have high satisfaction with the use,especially the close contact and the formation of high accessibility.Commercial facilities and entertainment facilities have been well received.In addition,respondents believe that the configuration of the rest facilities in the CBD is insufficient and needs to be optimized.In addition to business office facilities,a variety of other facilities can bring together a large number of people in non-working hours,which can promote the interaction between people,people and the CBD,and can also shape the spatial characteristics and cultural charm of the CBD,providing the Futian CBD.Inexhaustible vitality and continuous motivation.Finally,from the perspective of facility type,scale configuration and spatial layout,optimization strategies and recommendations are proposed for facilities with relatively low satisfaction and scoring.Specifically,it will supplement the supporting facilities such as rest facilities,ease the pressure on demand,and optimize the public rest of the CBD.From the satisfaction of the user’s service needs,we will focus on optimizing the scattered facilities in the space and give full play to the agglomeration efficiency of the facilities.Improve the construction of basic transportation and travel facilities,provide a comfortable and safe walking environment and public transportation services,create a good atmosphere for travel,and gather more popularity and vitality for the CBD.
