Since the reform and opening-up,the process of urbanization developed fast in China.The extension of urban construction land and infrastructure changed the scale,shape and layout of land use in rural China.The exchange of industry,capital and population between urban and rural areas brought about changes in rural industrial structures,farmers' livelihoods and living space.As rural residents' main living spots,the spatial scale and function of rural housing land changed a lot.For a long time,the neglect of rural housing land management led to a series of serious problems,including increasing rural housing land scale,vacant or barely used rural housing land,excessive amount of rural housing land area,one household with multiple housing land and scattered layout of rural housing land,impeding the smooth implementation of rural real estate registration.Therefore,it is necessary to conduct a research on spatial evolution and functional transformation of rural housing land,exploring the law of it and the driving mechanism behind it.This work will benefit the rural spatial planning and management and facilitate the integrated development of urban and rural areas.This study takes Houchong Village,Pukou district,Nanjing City as our study area.Based on the rural housing investigation conducted by Land and Resource Bureau of Pukou in 2007 and 2012,we utilized spatial analysis of Arc GIS to analyze the characteristics of the scale and spatial layout of rural housing land evolution.Then,based on deep questionnaire interview,the transformation law and driving mechanism of rural housing land use and rural housing land function was analyzed.Finally,several rural housing land management suggestions were discussed based on functional transformation of rural housing land.The main findings of this study are as followed:(1)From 2007 to 2012,the average rural housing land area increased from 96 m2 to 190 m2 with an increasing rate of 97%and the rural housing land per household increased from 121 m2to 222 m2 with an increasing rate of 83%.(2)The evolution of rural housing land included newly built housing land,reconstructed housing land,expanded housing land,separated housing land,incorporated housing land and removed housing land.Their scale and spatial layout differ from each other.The expanded housing land has the biggest proportion in terms of quantity.The incorporated rural housing land has the biggest average area.The newly built housing land is mainly distributed in southern part of the village,while the removed housing land is mainly distributed in northern part of the village.(3)Since the reform and opening-up,the land use form and function of rural housing land has experienced significant evolution.The production function of rural housing land transformed from being dominated by agricultural function to appearing of commercial service function,to largely disappearing of agricultural function and booming of commercial and industrial function.The living function of,rural housing land kept being optimized with the increase of farmers' income.The spatial evolution and functional transformation of rural housing land are the result of rural development policies,farmers' livelihoods and rural housing land management.(4)The current land management faces many problems during its implementation,including the imperfect law system and the neglect of farmers' actual demand of rural housing land management policies.Future land management should consider guiding the family splitting and conducting the registration of rights change,which can solve the problems of one household with multiple housing land and excessive housing area.Besides,upgrading the rural house model design can help improve farmers' living environment and housing land use efficiency.
