With the continuous development of human society and economy,a large number of population will enter the city,and the urban land will expand rapidly.The process of urban expansion will inevitably bring about the land conversion.In the process of land conversion caused by the transfer of land ownership and the transformation of land use,huge land value will be generated.How to allocate and utilize the huge amount of land value-added benefits will become a key issue in the study of land value-added income.In the new urbanization in China to promote the process of agricultural land market,urban and rural construction land linked to the implementation of the policy of "the new land value model,the source mechanism of the land value-added income changes,land value-added income pattern emerging new changes.In addition,with the change of land use change in the development of social economy,the land market supply and demand as well as the city itself in the process of construction and development,city land itself has also been added,the spatial and temporal variation of size,value-added also need empirical and theoretical studies on the detailed enrichment.Aiming at the new change of land value-added income situation,this paper takes Ji'nan as an example to study the temporal and spatial differentiation of land value-added income,in order to provide a reference for the rational allocation of land value-added income in the new situation.In the study of land value-added income,most of the past studies only focus on the mechanism of land value-added income and the discussion on the policy and system of land value-added income distribution.Taking Ji'nan as an example,we use the relevant data of land leasing,land acquisition,urban planning and construction in 2011-2015 years in the built-up area of Ji'nan,and establish the spatial distribution layer of land transaction information.By deducting the cost of land acquisition according to the selling price,the value of land value added is defined,and the value added value of each land is calculated.The spatial interpolation is used to form the land increment income distribution map of each year and every land use ArcGIS,and then the spatial and temporal variation rule of land value-added income in Ji'nan is analyzed and summarized.With the promotion of urbanization,the land value-added income level of land market in Ji'nan has been maintained at a high level in the past 2011-2015 years.The ratio of land value-added income to land leasing has fluctuated,but the proportion is over 70%.In time,the land value-added income per unit area is fluctuating.Three types of space,land value-added benefits in space has a certain distribution space,residential land and commercial land to form a high value and low value area of depression obviously.This regularity is obvious,and the industrial land in space distribution is more uniform.On this basis,the factors affecting land value-added income are analyzed and combed,and the GWR method is used to construct and calculate the model.The results showed that:In 2011,the main factors affecting the land value-added income in Ji'nan built-up area were bus hub,commercial network,primary and secondary school and main road.Among them,the closer the distance from primary and secondary schools is,the higher the land value-added income is,and the other three factors are expressed as land increment income increases with distance.In terms of the degree of influence,primary and secondary schools have the greatest impact on land value-added income.In 2015,the main influencing factors of Ji'nan built-up area were primary and secondary schools,bus hubs,main roads and parks.Among them,the closer the main road is to the public transport hub,the higher the land value-added income is,while the farther away from the primary and secondary school and the park,the higher the land value-added income.The main road has the greatest impact on the land value-added income.By comparing the change of the factors of land value added income in 2011 and 2015,we can see that the contribution of traffic conditions to the growth of land value-added income is increasing in the process of urbanization expansion in Ji'nan.The contribution of commercial network,primary and secondary school,park and other factors to the growth of land value-added income in Ji'nan has been weakened.
