Based On The Comprehensive Index Model Estimates Of Inefficient Industrial Land Judgement

The ongoing process of urbanization consumes more and more land resources.But the "stall" form of urban sprawl and irrational land use,this leads to more and more inefficient use of land.This series of phenomenon is further intensified the land market,unbalanced supply and demand,leading to economic and social development of land resources consume more.Therefore,how to dig down inefficient land resources has been the key to solving the problem.In order to clarify the status of the inefficient industrial land more accurately,for the future to carry out a series of inefficient industrial land related work to provide detailed data base.Through literature analysis,made up the deficiencies of the existing inefficient research system of industrial land,determine the focus of this study is to construct benefit model of industrial land use,and inefficient industrial land judgement based on the model is calculated.This paper discusses the rationality of the model construction and the judgement of inefficient industrial land.The research results:(1)the evaluation model of the benefit evaluation of industrial land use is constructed;(2)the analysis of the shortcomings of existing methods,the proposed model based on estimates of inefficient industrial land determination methods,namely the combination of qualitative and quantitative,the frequency distribution of the k-means clustering are orthogonal statistical figure and analysis method,and combined with the specific situation of the study area,determine the inefficient industrial land;(3)the empirical study of model construction and decision method is carried out in the Jiangyan District.And using the proposed methods for the judgement of inefficient industrial land,will determine the results determine the results are compared with existing methods analysis,demonstrates the rationality of the method in this paper.And studied the Jiangyan District inefficient industrial land situation analysis,summarized the cause of the inefficient industrial land,and puts forward the reasonable disposal of inefficient industrial land with pertinence measures;This paper discusses the practical application value of the model construction and decision method in this paper.Research conclusions:(1)the inefficient industrial land is to point to:an area of land for industrial group and not built within a prescribed period of time,or has the development and utilization,but in a certain period of production per unit area of this plot is low,low level of land use intensity in an industry,unreasonable structure of land use,land economic,ecological and social benefits are low in the industry;(2)this paper builds the evaluation index system of compared with the existing two set of index system,index correlation is low,high availability,more can reflect the industrial land use benefits;(3)examples demonstrate the method used in this paper,and the result is better applicability and reasonableness than the judging result of the existing method;(4)according to this article builds the model and methods of a more accurate understanding of inefficient industrial land condition,and establish the database,which can realize data sharing,convenient for later related work.
