| The real estate industry in our country plays an important role in the domestic economic development.The government achieves some macroeconomic control through inhibiting and promoting the real estate industry in the economic cycle.Among the many control measures,the regulation and control of the financing of real estate enterprises is the most important.It is to control the survival and development of enterprises at the source,and also to make the industry enter the fierce competition and phase out one of the measures.Following the introduction of the "930" multi-site purchase policy in 2016,the real estate industry has plunged into the most stringent regulatory control and the real estate industry has entered the winter of capital.For this reason it is necessary to explore how the real estate business in the current strict control of the environment financing.This article through the literature research and the case analysis two kinds of analysis ways,made the research to the real estate financing condition.In which the financing theory,financing methods to make a rough summary of the current status of financing to make a brief analysis,and put forward the current real estate financing problems in our country.Secondly,based on the case of "WHDC Company",I collected the financial data of the past four years and analyzed the actual financial status of the company mainly from the aspects of capital structure,liability structure,short-term and long-term debt repayment ability,Make an analysis and use the financial analysis method to evaluate the financing way of the enterprise,have an in-depth understanding of the financing status of WHDC Company,and compare with the industry leading enterprises of Vanke,Fuxing and Poly,discovering the problems of the WHDC company and analyzing One of the reasons.Finally,on the basis of the summary of the previous article,this paper puts forward some suggestions on how to optimize WHDC's financing,and then use it as reference for similar enterprises. |
