As a regional market, to great extent, city commercial housing market is closelyrelated with the location. Because the development of city exists imbalance in time andspace, the city commercial housing price differences exist in the space in differentperiods. In this paper, on the basis of theory of city commercial housing prices inWuhan, and the Grey Theory, GIS system,the paper researches its time variation, spatialdistribution role and influencing factors, enriches the development of the citycommercial housing price research of time and space, reveals the main factors andsecondary factors of Wuhan city commercial housing price.Firstly, based on the housing average sales price of2002-2011in Wuhan, this paperuses the Grey System theory to establish the GM (1,1) model and discuss the changetrend of city housing price in Wuhan to the time. Research result shows that GM (1,1)prediction accuracy level, embodies the advantages of GM (1,1) model, forecasts for2012and2013commercial housing average sales price.Through the gray correlationdegree model,the paper compares the influencing factors that commercial housingaverage sales prices, per capita GDP, per capita disposable income of urban residents,the consumer price index, the urban population, real estate development investment, thecompletion of the residential area, residential sales area of2002-2011in Wuhan andshows that per capita disposable income of urban residents is the main factor, per capitaGDP is located in the second.Secondly, this paper innovatively uses the geographical information technology(GIS) system to study the price of commodity house in Wuhan space. Using the GISinformation technology, geographic location of Wuhan city from2006to2011housinglocation, scope of the map grid, draw the price contours, to analysis various spatial. Theresults show that, commercial housing price in Wuhan shows circle structure and risingtrend.Commercial housing prices change from high to low from the city center to theperiphery, near to the inner contour is more concentrated, away from the city centerarea are more sparse. The road traffic, city district, near water conditions have importantrule on the spatial distribution of city housing price.Jiefang Road, XuDong Street, around Jianghan Road District, South District, and near the ChangJiang River, EastLake and so on are housing price high value area.
