The real estate industry has always been one of the pillar industries in China's development,which has made a very important contribution to China's economic growth..The rise of domestic real estate research is relatively late.Although Academic research on the real estate industry has been very fruitful in recent years,with the further development of Chinese economy,the economic environment has become more complex,real estate macro economic policy control has been repeated,the effectiveness of the control has declined,and the real estate market has become more volatile.Under this circumstance,the market puts forward new challenges to real estate research.This article starts from the game between the various entities in the real estate market,explores the formation and impact of the supply and demand differentiation mechanism under the multi-agent game,explores the relationship between the various stakeholders,and establishes a set of systematic real estate classification policies,provides effective policy recommendations for the smooth and orderly development of the real estate market.This article examines four main stakeholders: the central government,local governments,real estate developers,and home buyers.The research found that there are obvious differences in behavioral goals and behavioral performance among real estate agents.Based on the inter-subjective behavioral objectives and behavioral performance,this paper studies the influence of the game between real estate agents and the game within the real estate subject on the supply and demand quantity and supply and demand prices,which shows that the game between real estate agents will obviously change the supply and demand quantity and supply and demand prices in the real estate market.On the basis of the dual-agent game,a multi-agent game is established.The mechanism of the difference between real estate supply and demand under multi-agent game is explored,and the connotation,reason and formation mechanism of the supply and demand differentiation mechanism are explored.In the multi-agent game,there will always be “high income,high demand,”“low income,and low demand”in the real estate market,the result of differentiation is that there is a clear stratification of buyers,and the supply of developers mainly focuses on the high-priced housing.On the basis of the difference in real estate supply and demand,this article also studies the real estate classification control policy,the focus is on the differences in the interests of the coordination subjects,Inter-regional classification control,Supply and demand at both ends of regulation,in response to these three aspects,a targeted macro-control policy is proposed.
