With the popularization and development of the urban complex in our country,it gradually guides the transformation and development of the commercial real estate,forming a new form of office leisure business gathering-business complex.The complex is located in the core of the city,with perfect transportation and concentrated consumer groups,mainly office buildings,commerce,hotels and apartments.For example,Wanda Plaza,Beijing International Trade Center,the business complex represents the realization of the "four in one" needs of office,leisure,shopping,living,whether it is business office,shopping,leisure entertainment,business entertainment,etc.can be achieved in the "one-stop" business complex.With the rapid development and change of the city,the city business complex is a real estate project with the convergence of Commerce and commerce as the core.Its vigorous promotion and popularization fully alleviate the pressure of urban land use tension,and to a certain extent promote the formation of the city business and business circle,and promote the development of regional economy.However,compared with the rapid development and construction of a large number of commercial complexes,the research on marketing promotion strategy is relatively scarce.This paper chooses YT project as the research object of city commercial complex marketing strategy,and expounds how to realize the project income through the implementation of product strategy,price strategy,channel strategy and promotion strategy under the condition that the project is faced with difficulties in sales of commercial office buildings,more competing products in the region and weak marketing ability of enterprises.In the course of the research,this paper makes a comprehensive use of marketing,management and other theoretical knowledge to carry out the research on YT project marketing strategy.At present,there is relatively little research on marketing literature of urban business complex(Center).Therefore,through this study,we can expand the city business complex(center)marketing theory to a certain extent.In this paper,YT project marketing strategy research process,comprehensive consideration of the project marketing facing the internal and external environment.On this basis,market selection and positioning are designed,and reasonable marketing strategies are designed.Therefore,the marketing level of YT project will be promoted and the sales of the whole project will be smoothly realized.At the same time,through the study of this paper,we can provide some reference for other domestic city business complex(center),especially the second-tier city business complex(center)project marketing work,so as to promote the overall marketing of similar projects in China.
