With the continuous development of the national land market and the further improvement of the market system,Chongqing’s land market has entered the stage of market-oriented development.Commercial residential land is an important part of commercial land,but also an important support for the development of the real estate market.The transfer price of residential land is the result of market supply and market demand,which can reflect the overall situation of the commercial residential land market.Therefore,it is very important to find out the factors influencing the land transfer price of commercial residential land,formulate reasonable and effective land pricing methods,meet the real demand of the market,avoid structural surplus,and adjust the balance between supply and demand of the market,which is in the new round of development mode for the land transfer market of commercial residential land in Chongqing’s main city.Firstly,this paper expounds the research background and significance,analyzes the domestic and foreign research status of urban residential land price,points out the necessity of the research on the influencing factors of urban residential land price;then,it analyzes and explores the related concepts and theories of urban residential land price and its influencing factors,and clarifies the research of this paper.After determining the scope of the study,this paper analyzes the current situation of urban land development and utilization in Chongqing from the land supply side and the land demand side,and points out the direction of the paper.Then,according to the expert scoring method and the principal component analysis method,this paper constructs the influencing factors system of urban residential land price.Finally,using the statistical yearbook data of Chongqing from 2007 to 2016,the key influencing factors of urban residential land price in Chongqing and their regression equations are obtained,and the mechanism of influencing factors is analyzed.Suggestions.The results show that the literature review,theoretical concepts definition and current situation analysis are appropriate.The urban residential land price impact system and its model constructed in this paper conform to the characteristics of Chongqing residential land price,with pertinence and rationality.The conclusions of this paper have good portability and practical application value.It can provide macro guidance for urban land price regulation.
