Land is the basic resource of human survival,land prices reflect the use of land value,regional urbanization and regional development and development.Shenzhen is a national key development of the city,in recent years the rapid economic development,urbanization is relatively fast,attracting a large number of foreign population,land resources shortage,in short supply led to the continuous expansion of prices.Therefore,fair and reasonable to determine the Shenzhen land prices has become an urgent problem to be solved.The influencing factor is the core of the land price evaluation,which directly affects the rationality of the valuation result.In terms of Shenzhen City,there is not a set of scientific and rational factors affecting the system can refer to the standard.Different types of land use,the impact of factors such as evaluation system is also different.Therefore,it is very necessary and urgent to establish the corresponding influencing factor evaluation system without using the land type.The influencing factor system must quantitatively analyze the influencing factors to determine which factors have the greatest impact on the land price and how to affect the land price,what kind of impact law.Therefore,this paper introduces GIS spatial analysis technology to quantitatively analyze the price factors of residential land in Shenzhen,and provides scientific basis for establishing a scientific and reasonable influencing factor evaluation system for Shenzhen residential land.This study includes the following:(1)Enrich and improve the Shenzhen residential land price influence factors system.On the basis of the literature review method,the factors that influence the price of residential land are summarized,and then combined with the characteristics of Shenzhen,the Delphi method and principal component analysis method are used to analyze and analyze the influencing factors of various types of residential land.Land price influence factor system.(2)The use of network analysis model to quantify the impact of residential land in Shenzhen.Based on the network of Shenzhen City,the spatial factors of 8 influencing factors such as track site,bus station,hospital,planning track site and planning school are quantitatively analyzed by network analysis,and the quantitative results of each influencing factor are expounded in detail.(3)The geography weighted regression model of residential land price in Shenzhen is established.Based on the calculation of the optimal bandwidth,the difference between the geometric weighted regression models under different spatial and different bandwidths is compared and analyzed.Finally,the spatial kernel is fixed Gaussian(distance),and the bandwidth is AIC.Model as the model of the interpretation of the price of residential land in Shenzhen,and the significance of the model is tested,and the regression equation is significant.And then the regression coefficient analysis,the results show that the municipal service center accessibility,focusing on planning areas,primary schools,secondary schools,rail sites,bus stations,planning orbit sites,planning schools,planning bad,the hospital on residential land prices significantly;Municipal service center,secondary school,planning the location of the biggest difference in the difference.The influence of different influencing factors in different regions is quite different.Therefore,when selecting samples in the land evaluation process,we should select the characteristic factors to compare,not all the factors.(4)The hierarchical analysis model of the weight of the influencing factors of residential land price in Shenzhen is established.According to the previous analysis of the impact of factors on the impact of residential land prices,and then by inviting the valuation of experts based on the results of scoring confirmation,and ultimately the establishment of the Shenzhen residential land price factors affecting the weight of the hierarchy analysis model.The results of the level analysis show that the track accessibility,municipal service center accessibility,secondary schools,hospitals have a greater impact on residential land prices,higher weight.(5)The establishment of the Shenzhen residential land price of the impact of the role of the quantitative criteria.According to the spatial action form of each influencing factor,different models are used to calculate the factors,so as to establish a set of normative,rational and scientific influencing factors.
