Under the requirement of informationization, industrialization and sustainable development, the transformation of construction industry becomes more and more urgent. As the mainstream of the development of the international construction industry, industrialized houses have obvious advantages over traditional dwellings, such as reducing construction period, saving labor, improving quality, and reducing environmental impact. This is the inevitable direction of future housing development.Affected by the transformation of the construction industry, the division of labor in the various professions is more clear, and the construction technology is constantly upgrading. It is a general trend to build and integrate the industrialized housing industry chain. Therefore, this paper starts from the theoretical and empirical aspects, studies the main influencing factors of the industrialized housing industry chain integration, and promotes the evolutionary game model of the industrialized housing industry chain integration, providing reference for the integration of industrialized residential industry chain.Based on the value chain theory, this paper combines the previous literature research and industrialized husing industry chain integration implementation process, and initially summarizes 15 factors that affect the integration of industrialized housing industry chain, using empirical research methods, from the micro level of the industrial chain-construction industry Starting from the enterprise,a questionnaire survey was conducted on the staff of the industrial chain core enterprises such as large-scale real estate developers, component manufacturers and construction contractors, and the factor analysis method was used to conduct statistical analysis of the survey data, which led to the analysis of the industrial chain integration. The four main factors include the degree of corporate collaboration, corporate strategic planning, corporate productivity, and the company's own resources.Based on the above analysis, based on the evolutionary game theory, combined with the market information asymmetry, the research on the cooperative behavior of enterprises in the industrial chain integration. This paper selects the enterprises in the industrialized residential industry chain as the main players of the game, and based on the cost-benefit considerations, constructs the evolutionary game model of the cooperative behavior of enterprises in the industrial chain integration. The analysis of the model shows that:first, the joint investment of resources in the industrialized residential industrial chain is the premise of mutual cooperation;second, the benefits of reciprocal cooperation are higher than the production cost of the enterprise and the additional income obtained by the enterprise due to opportunism. It is the fundamental driving force for the cooperation between the two companies;thirdly, the proportion of the reciprocal cooperation income needs to be paid attention to by us,and it will have a greater impact on the subsequent collaborative behavior of both parties;fourth,in the case of the government's regulation and control, the government's incentives for the reciprocal behavior of the two sides and the punishment of opportunistic behavior will help the formation of the reciprocal cooperation of the industrialized housing industry chain integration participants. Finally, this paper summarizes the results of empirical research and theoretical research. From the perspective of participating enterprises in the industrial housing industry chain integration, some suggestions for industrial chain integration are given, and the shortcomings and future research directions of this paper are pointed out.
