Research On Optimization Of Cash Flow Management Of Real Estate Companies

If an enterprise wants to achieve sustainable development,it must have sufficient cash flow.Cash flow is as important to the enterprise as blood to the human body.A good cash flow management scheme on the one hand can provide an important reference for the comprehensive financial indicators related to business activities(development potential,operating conditions,etc.),on the other hand,it can provide more comprehensive and accurate financial information to the managers or managers of the enterprise.Cash flow management is of great significance to the production and operation of enterprises.Firstly,cash flow indicators can reflect the actual operating conditions and the level of benefits of the enterprise.Secondly,compared with other financial indicators,cash flow reflects the actual debt repayment ability of enterprises more truly.Although many enterprises have strong profitability and relatively high profit margin,they will still go bankruptcy and liquidation,mainly because the cash flow of these enterprises is not enough to support the normal operation of enterprises.Thirdly,the cash flow management,can comparatively analyze the specific situation between different enterprises in the same industry,precisely because the preparation of cash flow is based on cash basis,so different enterprises in this respect is basically the same.Therefore,cash flow related information can objectively reflect the competitiveness of enterprises in the market.This paper first expounds the importance of cash flow and cash flow management from the perspective of financial management,and takes YY Real Estate Company as a case study in this paper,by adopting case analysis and qualitative analysis methods,etc.First,it discusses the current cash flow management situation of the company in detail,then analyzes the existing problems on this basis and the specific reasons,and then standing at the height of the company's development strategy,from the overall situation,put forward the corresponding countermeasures.Based on the analysis of the current development of the real estate industry in China and the main problems existing in the industry,this paper puts forward specific optimization ideas for cash flow management of YY Real Estate Company: first,cash flow management should be placed within the framework of enterprise strategic development,the two must be consistent;second,it should be targeted at enterprises,establishing the corresponding centralized management mechanism of industrial funds;finally,the relevant budget of cash flow should be prepared in time and so on.It is hoped that the research on cash flow management of YY Real Estate Company as a case study can provide some reference and reference value for other companies in the real estate industry.At the same time,it can provide more and more effective methods for enterprise cash flow management.
