China's real estate market is mainly dependent on the housing sales market.Compared with the sales market,the housing rental market is relatively late in development and is not yet mature.Based on the development and experience of foreign real estate market,the housing rental market is conducive to restricting the housing sales market,forming a mutual restriction mechanism of rent and purchase,which is of great significance for the healthy development of China's real estate market.Based on the micro data of the comprehensive social survey of China,this paper extracted and analyzed the influencing factors of rent and purchase choice of urban residents nationwide,and then determined the main influencing factors.Then,according to the data from 2010 to 2015,the influence degree of each factor was analyzed to intuitively show the changes of each factor.Through the analysis of the factors affecting the housing tenure choice of Kunming residents,and the analysis based on the national data,this paper is expected to provide suggestion to government for some relevant policies and provide reasonable guidance for the housing tenure choice of residents.This paper takes urban residents as the research object,in the family,for individuals,from individual characteristics,social factors and psychological factors in three aspects,gender,age,education level,marital status,family income,family size,the local residence time,social insurance,the household registration,the condition of network,the living level of regional economic development,housing price to income ratio,rental ratio,happiness and a sense of fairness,housing satisfaction,social status,identity,and economic status of cognition,a total of 18 variables as urban residents housing rent buy choose the index system.Through in Kunming,China's general social survey and the questionnaire survey data,the sample of descriptive statistics,independent sample t-test and analysis of binary logit model,it is concluded that: gender,age,income,education level,family size,the local residence time,this locality census register,price-to-rent ratios,living level of regional economy,well-being,housing satisfaction,social status,identity,and economic status of cognitive these factors have significant effects,and marital status,housing price to income ratio,social insurance,and no significant influence of fairness;Different economic levels of the region,the specific impact of rent to buy the choice of factors are also different;The influence of individual characteristics and social factors is on the rise,while the influence of psychological factors is on the decline.After the proof of Kunming sample,it is found that although individual influencing factors pass the test in national data,they fail in Kunming sample,that is,some influencing factors have certain regional differences.According to the research results,this paper puts forward some policies and Suggestions to improve the current situation of urban residents' choice of renting and purchasing from the aspects of social public service,the same right of housing tenure choice,publicity and guidance,and the cultivation of professional leasing institutions.
