The report of the Nineteenth National Congress of the Communist Party of China put forward that we should "take urban agglomeration as the main body to construct the urban pattern of coordinated development of large,medium and small cities and towns" and "speed up the urbanization of agricultural transfer population".In fact,since 2012,nearly20 million people have poured into cities and towns every year,and the urbanization rate has increased year by year,and this trend will continue.In the context of large-scale and continuous population migration,the real estate industry in cities and towns will face greater pressure,but also put forward higher requirements for urban managers.While these new citizens are contributing to the economic development of cities and towns,they also need to solve the housing problem urgently.The first choice for housing consumption is hire purchase.Firstly,this paper systematically combs the relevant literature in the field of housing rent-purchase choice,and on the basis of empirical research at home and abroad,combined with theoretical analysis,innovatively expands the index system of influencing factors of housing rent-purchase choice,and adds the index of happiness of life,and divides the index system into social demographic characteristics,economy and occupation.There are four main categories: industry characteristics,social attitude characteristics,and real estate characteristics.Secondly,through the comparison between models and the analysis of existing research,this paper selects the binary discrete choice model-Logit model,and uses the latest published January 1,2018 《Chinese General Social Survey,2015》 data to analyze the impact factors of urban residents' housing rent and purchase choice.The results show that age,sex,household registration type,family size,number of minor children,education level,residence time,working years in economic and occupational characteristics,happiness in social attitudes,housing area in real estate characteristics and other factors will affect me.The housing purchase choice of urban residents in China has a significant impact.In addition,in the empirical analysis,the author will also be divided into northeast,east,central and Western four regions,and carried out a comparative study.Finally,according to the results of empirical analysis,from the positive development of the housing rental market,actively explore multi-channel housing demand solutions,guide the change of traditional housing concepts,improve the housing security system,as well as theimplementation of the city policy recommendations.
