Land is the most important basic condition for the development of rural tourism.The land use in the process of rural tourism development has become the most important factor affecting the development of rural tourism,and the land issues are often the most concerned issue of rural tourism developers.In order to promote the development of rural tourism,there have been many innovative patterns of rural tourism land,and different land use patterns innovations have brought different influences and risks.At present,researchers on rural tourism land in China mostly from the perspective of residents or society,but rarely discuss risks from the perspective of investors.Based on the review of theoretical literature and relevant research results on rural tourism land use patterns and its risks,etc.This paper analyzes the data and literature applying grounded theory and content analysis,and identifies the source of risk through in-depth interviews with investors.Based on rural construction theory,government defect theory,human-land relationship theory,land property rights theory and risk theory,this paper constructs a risk assessment index system of rural tourism land use model from the perspective of investors,using expert investigation method to obtain the degree of risk influence and the probability of the occurrence of a risk,combined with the risk matrix method to determine the risk level,use the Borda sequence value method,risk of different land use patterns were compared.The main conclusions are as follows:At present,there are the following patterns commonly used in rural tourism:dot-like land supply,leasing rural collective land,farmer collective land equity,homestead development,requisition + transfer,requisition + listing,storage + listing,tree house model,tent model and self-driving barracks.In this paper,the risk assessment of the above land use patterns is carried out,and the five aspects of procedure,performance,policy,ecological and social environment are analyzed.It is found that:For investors,the most serious impact of policy risk is the leasing of rural collective land,which has great risk impact,high risk probability and high risk level.This paper argues that investors who use the leasing model of rural collective land mainly need to avoid the corresponding legal risks;the most serious impact of procedural risk is the "storage + listing" model,and the degree of risk impact is relatively high.Large,high risk probability and high risk level,investors who adopt the model of storage and listing need to pay more attention to the new policies issued by the government and the supporting measures of the local government;the most serious risk impact is tree house,the degree of risk impact is serious,the risk probability is high,the risk level is high,and investors who adopt tree house mode need to pay more attention to tree house management.Legitimacy and compliance;the most serious impact of ecological risk is the "storage + listing" model,with small risk impact,high risk probability and low risk level.Investors who adopt the "storage+ listing" model need to pay more attention to the impact of project development and construction on the ecological environment;the most serious impact of social impact risk is farmers’ collective land ownership,and the risk impact process.The degree is serious,the risk probability is high and the risk level is high.The ownership of collective land still needs to be clarified in order to avoid legal disputes and illegal circulation.
