Recently, with the increase of revenue of the national tourism and a weeklong holiday and the development of rural tourism, the tourism real estate industry, as an interindustry of tourist industry and real estate industry, is becoming a new investment industry. However, it is developed well in big city or mature scenic region, neglecting to develop the rural place with abundant tourism resource. It is significant for the development of rural tourism and future of real estate industry to study the risk of develop tourism real estate around the city which has a developed tourism.Firstly, this paper puts forward some counterparts to risk of tourism real estate based on literature review of tourism real estate and present study of real estate risk; in addition, according to Tillering Theory, Space Structure and Residence Suburbanisation Theory and Lifecycle C and Sustainable Development sustainable development, this paper explains origins of tourism real estate, demonstrates the prospect of rural tourism and rational development of real estate which should combine with local environment respectively; thirdly, through analysing present situation of location, resource, development of real estate in Tongyu town, this paper prepares for selecting risk indicator of local tourism real estate program; fourthly, through analysis mentioned above to establish risk assessment indicator system, this paper combines risk matrix with Borda sequence value method to analyse and sort risk indicator of tourism real estate in every stage in Tangyu town; fifthly, through establishing assessment matrix based on Borda sequence value method, combining with analytic hierarchy process, this paper compares risk indicator in different stages, and puts them different weights after checking coherence of the matrix, and then sorts the importance combing with Borda sequence value method to determine indicator with maximum risk; sixthly, synthesising the weight of every risk indicator, this paper analyses whole stage to ascertain risk level, comparing different stages established in different periods, this paper concludes risk assessment sequence; seventhly, this paper puts forward the risk faced by tourism real estate in Tangyu town, Lantian county and related counterparts; at last, this paper demonstrates the general aims, innovations, constraints and counterparts.This paper uses quantitive method including risk matrix, Borda sequence value method and analytic hierarchy process to analyse degree of risk of tourism real estate in Tangyu town, Lantian county so as to provide reasonable advices for the process of avoiding risk and developing.
