In the era of innovation-driven development,innovation has become the key to the development of urban construction.The current situation that innovation elements gather in specific cities and the heterogeneity of innovation activities among cities have triggered a wave of innovation agglomeration based on urban research.Based on the theory of regional innovation system and innovation environment,this paper uses panel data model,ArcGIS and Stata software to analyze the mechanism of the impact of urban real estate structure on innovation agglomeration,construct a grading model of urban real estate structure,and describe the panel data model of the impact of urban real estate structure on innovation agglomeration.The results show that innovative real estate and basic real estate have a positive impact on innovation agglomeration;the development of urban real estate structure is bipolar,multi-core and radial;the shaping of diversified urban real estate is conducive to enhancing urban innovation agglomeration.The main work is as follows:(1)The evaluation system of urban real estate structure and factors of innovation agglomeration are constructed.On the basis of the existing research on urban public real estate at home and abroad,this paper adds the factors of innovative real estate,puts forward two major factors of urban innovative real estate,which are university,high-tech enterprise,knowledge sharing environment,living and leisure environment and residential transportation.In terms of the method of innovation agglomeration degree[2],the factors of invention patents and technology contracts are added,and the degree of innovation agglomeration is measured by the innovation output and achievements on the unit area of land,thus forming an evaluation system of innovation agglomeration factors.(2)Describes the grade of urban real estate structure and illustrates the current situation of urban real estate structure construction.Based on Hedonic function,this paper analyses the innovative output and performance of urban real estate structure on unit area of land,i.e.the innovative value.Through the empirical study of 17 cities in China from 2007 to 2016,it uses ArcGIS to visually reflect the three levels of urban real estate structure.(3)The panel model of the impact of urban real estate structure on innovation agglomeration is constructed,and the quantitative relationship between the two is measured.On the basis of the existing research on the incentives of innovation agglomeration,urban real estate is added as the research variable.The mechanism of the impact of urban real estate structure on innovation agglomeration is analyzed and a panel model is constructed.The empirical results show that each additional unit of high-tech enterprises,colleges and universities,knowledge sharing environment,leisure environment and residential transportation will increase innovation agglomeration by0.19,0.16,0.17,0.1 and 0.2 units,respectively.This paper anchors the development goal of innovation and takes the city as the research object,which is the pole of regional economic and technological development.It analyses the development path of heterogeneous cities,seeks the material basis for the formation of urban innovation,and digs the texture of innovative cities,so as to promote regional and national innovative development by cities.
