The paper takes the satisfaction of the owners of the four residential projects served by JC Property Management as the research object and conducts an in-depth investigation of the actual situation of the property management project.Through field visits,interviews,and questionnaire surveys,the paper diagnoses and analyzes the current state of property management of JC Property Management Company.Next,based on the analysis of the benchmarks of outstanding companies in the industry,the paper finds out the problems existing in the property management services and the key influencing factors that affect the satisfaction of the owners.The paper aims to truly reflect the residents'feelings about the residential properties,find problems in the daily work of the property management company,and obtain objective feedback on property satisfaction through investigations,so as to improve the service level of the JC property management company.First,based on the review of property management theory and current research status,the article introduces the research object,JC Property Management Company,and summarizes the advanced experience of benchmarking companies in property management.The existing problems and causes are analyzed to provide the basis for the design and implementation of the owner's satisfaction survey plan.Secondly,the overall plan is designed from the perspective of senior management,employees,third-party evaluations and owner satisfaction surveys.Questionnaire surveys are used to evaluate the satisfaction of the owners,and the first draft of the questionnaire is revised based on the trial adjustment.Thirdly,sample reliability,validity and statistical analysis are carried out on the project owner satisfaction questionnaire.On this basis,the fuzzy evaluation method is used to compare the satisfaction of the four project owners.From the aspects of owner satisfaction,third-party evaluation satisfaction survey results and employee perspective,the statistical results of the four project questionnaires are compared horizontally.Compare the service levels of the project of this year with that of the previous year,the degree of property service improvement is evaluated.Finally,from the aspects of existing advantages and major problems of the projects,the common problems existing in the survey results of the owners'satisfaction are analyzed.The improvement measures of the owner satisfaction of the JC property management company are proposed,including the specific suggestions for the improvement of the project property services and the company overall improvement measures.
