Real estate industry is an indispensable industry in the development of national economy and one of the lifelines of China's economic development.The reform and innovation of the real estate industry,affect the heart of the whole society.The society is progressing and the times are developing.Enterprises need to be renewed to adapt to the developing economy.The new market environment requires enterprises to update their management concepts,and the update of financial performance evaluation methods is put on the agenda.However,there are many loopholes in traditional accounting indicators,such as false profit reporting and data fraud,which are common.Business operators make use of loopholes in Accounting Indicators to make profits for themselves.This behavior seriously restricts the development of enterprises.In order to solve the loopholes of traditional accounting indicators,we can use EVA theory to make the owners and managers of enterprises in the same level of interests,so that the interests of management and all levels are consistent thus avoiding the conflicts of interests between the owners and managers of enterprises.At the beginning of the twenty-first century.SASASAC promulgated the Interim Measures for Assessing the Operating Performance of the Leaders of Central Enterprises,which applied EVA theory to evaluate the performance of central enterprises as a pilot project,indicating that EVA has begun to replace traditional accounting indicators in practical application.However,the current evaluation index and accounting adjustment pro.ject of EVA theory can not meet the needs of performance evaluation of enterprises in all walks of life.Therefore,the development characteristics of different industries,the competitive environment of different markets and the development projects of different enterprises require the adjustment and reform of EVA theory in order to standardize,complete and unified EVA theory for performance evaluation of the same industry.At present,China's real estate enterprises can refer to EVA,establish a new financial performance evaluation system based on the theory of EVA and practical cases.At the same time,according to the evaluation system,we should and remain invincible in the market competition in the new period.From the perspective of innovation,this paper discusses the basic theory of financial performance It introduces the research background,definition,calculation of EVA,accounting adjustment items and adjustment principles of financial performance.By introducing W real estate enterprises.this paper illustrates the necessity of constructing the optimization of W real estate based on EVA financial performance evaluation.Adjust and calculate EVA,evaluate the financial performance of W real estate company based on EVA.Finally,according to the actual situation of W Real Estate Company,it puts forward the safeguard measures that W Real Estate Company can effectively implement EVA.
