Research On Financial Performance Evaluation Of TC Real Estate Company Based On EVA

Real Estate is one of the important industries that promotes the growth of China's GDP.From a micro perspective,it is closely related to the daily life of the residents;from a macro perspective,it is related to many industries and plays an extremely important role in the development of China's national economy.From the perspective of the development of real estate companies,in order to make up for the shortcomings of traditional financial performance evaluation methods,it is very important to evaluate them scientifically and reasonably,and to find out the problems and improvements in their operations.As a different indicator from traditional financial performance evaluation,EVA includes the cost of equity capital in the calculation,which can effectively reflect the profitability of the company's operating process,which is conducive to the comprehensive evaluation of the company's operating activities,promotes the good development of the enterprises,and enhances its competitiveness.In this thesis,TC Real Estate Company as the research object,using comparative analysis,literature review and case analysis methods to make specific application design of TC Real Estate Company's financial performance evaluation using EVA indicators.Based on the analysis of the current situation of TC Real Estate Company's financial performance evaluation,this thesis finds out the problems existing in the application of the current evaluation system,puts forward the necessity and feasibility of introducing EVA,and carries out a new design.By calculating the EVA index of TC Real Estate Company from 2015 to 2018,and comparing the EVA index with the traditional financial performance evaluation index,it was found that the EVA index more truly reflects the enterprise performance.Finally,the thesis puts forward related safeguard measures to promote TC Real Estate Company to use EVA financial performance evaluation.It is found through research that EVA financial performance evaluation can be effectively used in TC Real Estate Company,and EVA index has more advantages.It can not only quickly find out the weak links and value changes in the operation process of the company,but also can more truly reflect the profitability of the company.It plays a comprehensive role in the operation effect of the company,allowing us to detect the crisis that exists in the company in advance,thereby preventing risks and promoting the development of company management.In addition,it can also realize the expectations of shareholders,better handle the relationship between principals and agents,reduce unnecessary losses,optimize the interests of both sides,and promote a win-win development of both sides.
