In recent years,although the mass-type growth of affordable housing has greatly improved the living standards of urban residents,with the further development of urbanization,it still faces great challenges.Housing plays an important role in safeguarding people’s right to subsistence and is one of the basic requirements of the Constitution for the protection of human rights.Therefore,in the process of urbanization,ensuring the housing needs of the middle and low income groups and realizing the fairness and justice of the society is a part of China’s modernization construction.On the basis of studying the main influencing factors of the scale of affordable housing,the moderate scale development of affordable housing can be achieved,so that it can improve the living level,reduce the burden on the government,and avoid the unreasonable use of resources and additional financial pressure.Achieving housing security in line with the local economic development stage and coordinating with the commercial housing market is of great significance for promoting the “supply-side reform” in the housing security field under the “new normal” economic situation.It is conducive to the government to achieve scientific supply and more reasonable arrangements for related housing security expenditures.Continuously improve the government’s policy efficiency and support capabilities,and promote the sustainable development of affordable housing.Firstly,based on the summary of the academic factors on the factors affecting the scale of affordable housing,this paper establishes 11 influencing factors from the three perspectives of government supply capacity,residential housing demand and commodity housing market conditions,and establishes relevant index system.Secondly,based on the analysis of the status quo of the development of affordable housing in Shijiazhuang City,the correlation test is used to select the regional GDP,urbanization rate,housing(residential)completion area,and commercial housing development investment completion.As an effective influencing factor,the gray degree correlation model is used to rank the correlation degree,and the main influencing factors of the scale of affordable housing in Shijiazhuang City are analyzed.At the same time,it is noted that as a public product under the leadership of the government,the size of affordable housing is also affected by non-quantitative policy variables.Therefore,policy variables such as land supply policy,capital policy,supplymodel policy and safeguard target policy are applied to moderate scale.Consider again.On this basis,the research results are combined with the status quo of the development of affordable housing in Shijiazhuang City,and proposes to improve the level of economic development;to adapt to local conditions,to achieve moderate scale development;to play the role of the commodity housing market;and to innovate financing models and broaden the funding sources.It is hoped that it will provide a useful reference for the moderate scale development of affordable housing in Shijiazhuang.
