Land reserve system originated in western countries,countries on the basis of their social and economic background,choose a different mode of land reserve and success,to strengthen the government to effectively control the scale and structure of urban land use,achieve the sustainable use of land and resources,make the development of the real estate industry and urban economic development,to meet the needs of the healthy development of the social and public interests.Compared with foreign countries,the research on China's land reserve system started relatively late,but it has been applied in many cities.As one of the small and medium-sized cities implementing the land reserve system,xingtai city still has some deficiencies in the system operation and fails to give full play to the role of the land reserve system.By studying the land reserve system,this paper helps to further understand the impact of land reserve on economic development and the real estate market,so as to meet people's housing needs and realize the purpose of healthy economic development.This paper takes theoretical research as the entry point,combines theoretical analysis with case study,studies the development process of land reserve at home and abroad,and summarizes the enlightenment of foreign successful experience on the development of land reserve in China.This paper deeply analyzes several factors affecting the land reserve in our country,and on this basis,combined with the economic and real estate development status of xingtai city,studies the impact of land reserve on the real estate market,and demonstrates the necessity of establishing the land reserve system.Based on the analysis of the development process and current situation of xingtai land reserve,the paper summarizes the existing problems and puts forward Suggestions for improvement.The main conclusions are as follows: 1.The development of land reserve is affected by multiple internal and external factors,and the development of a local land reserve should take multiple factors into consideration to ensure that the acquisition and storage plan,reserve fund budget and other factors conform to the actual economic development of the local area.2.Land reserve development and real estate development have huge differences in fundamental goals,but they are closely linked and affect each other.The implementation of land reserve system has more advantages than disadvantages for the real estate market,and is conducive to the stable and healthy development of the real estate market and social economy.3.It is recommended that xingtai refer to the successful experience of land reserve at home and abroad,combine with the positioning of local economic development,straighten out the mechanism,improve the relevant supporting system at the local level,broaden the financing channels,strengthen the supervision and guidance functions of the government,and carry out the work of land reserve in a flexible and orderly manner.
