The land is a kind of non-renewable resources, a material base that human-being rely on, and also is the material premise of urban construction and urban development. With the former land utilization institute, it has appeared some serious problems, such as irregular way of land supply, improper structure of land supply, and low efficiency of land use, which become more and more unsuitable with the social and economic development. Whereupon the land banking system as an innovation of the national land resources disposition system, it rebuilds the improper land element distribution system, which roots in the planned economy, and establishes efficient land element distribution by marketing mechanism, makes the government monopoly the first-grade land market, alters the real estate rule. Therefore, in face of the changes in land market and real estate market with land banking system, researching on land banking system has the extremely significance for the land market and the real estate market.The thesis focuses on the land banking in Wuhan. It describes the content of land banking system, outlines the system's origins and the overview of the implementation of China. It tries to make clear about the land banking system's background, measures and relevant policies by surveying statistics. It also collects the relevant data on land market such as land reserve quantity, land supply quantity, as well as the variation on land price and house price in the local real estate market since the land banking system has carried out in Wuhan, the thesis makes an analysis of those data from the basic rules of market economy and the formation mechanism of the real estate. It analyzes the relations among land banking system, land price and house price logically and reveals what really causes the rise of price in Wuhan real estate market. The land banking results in the rise of land value and the development of social economy, thus it causes the changes between market supply and demand, finally bringing about the rise in the price. At last, based on the study of the former empirical analysis, it relates to the real estate development in the overall situation and the current level of economic development in Wuhan, makes tendencies of the law and development of Wuhan real estate market.Land banking plays an important role in regulating the land market by the government and promoting social and economic development. Further more, it will greatly influence the healthy and steady development of Wuhan real estate market.
