It is not easy for property management industry in Chinese mainland which was born after several years of reform and opening up,experiencing more than 30 years of development.From the initial exploration of Hong Kong-style and British-style butler-style services,region exploration to nationwide property services to the general implementation and the new development stage of the current transitional community operation,all these have gone through the process of testing and challenging.Property development has shifted from management to service,from service to operation,and the business has expanded from residential areas to various fields,including universities,communication companies,hospitals,industrial parks,etc.;the service content has also extended from the basic three guarantees and one green(cleaning,security,warranty,greening))to the entire industry chain and all-round community.In the industry,a group of leading enterprises have grown rapidly by means of endogenous growth,external mergers and acquisitions,and win-win and cooperation.A group of property service companies have taken advantage of the trend to promote innovation in operating models,and service efficiency and management level have improved steadily.Today,China's property management industry has almost achieved full marketization,and its development of reform is very thorough from the beginning to the rise.In the future,we need to make persistent efforts to open up the originally closed environment,change the inherent thinking mode,and embrace the golden age.Adequate respect and attention should be given to Internet technology,the injection of social capital,opportunities for innovation and ideas,exploration and innovation of new business models.Forty years after reform and opening up,the people feel very deep about the changes which were brought by the service industry.The professional value of the property management industry is to provide a service guarantee for the society and the people's livelihood.This paper takes Jilin Huayu Property Service Company Limited as the research object,and try to propose future development strategies by analyzing its current development status,internal and external environment.First,this paper makes an introduction of Huayu Property Services Company Limited.Second,this paper introduces the development history of Huayu Property Service Company(contains four periods).Third,it introduces the problems faced by Huayu Property Service Company Limited and analyzes the causes of the problems.Fourth,this paper makes a strategic analysis of Huayu Property Service Company Limited,including external environmental analysis,internal environmental analysis,and SWOT analysis.Fifth,according to the current status and problems faced by Huayu Property,this paper makes strategy formulations and implementations after making strategic analysis,which include strengthening the core competitiveness of the main business,building a well-known brand,establishing the human resource management security system,building a strategic leading team,innovating management model and implementing pluralistic strategy,achieving the growth of profit by expanding and extending service business,promoting the construction of information technology comprehensively.
