In recent years,under the influence of a series of regulatory policies,the domestic real estate industry has entered a stable and adjustment period,and cross-border cooperation has become a major trend of industrial development.In this case,education real estate,as a new investment sector,presents in the public's perspective,and becomes a hot spot of real estate industry.As an old real estate company in Shenzhen,Shenzhen Runheng Group has realized the value of educational real estate project development in the process of managing real estate.Shenzhen Runheng Group has great development opportunities and advantages in integrating cross-border educational resources,but there are also shortcomings and risks.In order to do a better job of educational real estate,we must conduct in-depth research on educational real estate,especially the investment strategy of educational real estate project development,in order to change the current predicament of enterprises.In this paper,the investment strategy of education real estate project development of Shenzhen Runheng Group is studied.The method of combining qualitative and quantitative analysis,macro-environment and micro-case analysis is adopted as a whole.The method of literature review,case study and quantitative analysis are used concretely.Through literature review method,this paper summarizes the relevant theories and literature of educational real estate,which provides a theoretical basis for this study.Through case study,this paper analyses the current situation and problems of Shenzhen Runheng Group,and puts forward countermeasures.Through quantitative analysis,this paper analyzed the actual situation of educational real estate,and constructed a comprehensive risk assessment model.Aiming at the educational real estate project of Shenzhen Runheng Group,this paper constructs an investment strategy system for the development of educational real estate project,which includes:firstly,the positioning strategy for the development of educational real estate project,including the location selection strategy,development time selection strategy,development content selection strategy;secondly,the cooperation mode and integration of educational real estate project.Capital strategy includes cooperative mode building strategy,project development financing strategy;third,the selection strategy of educational real estate project management,including organization design strategy,management mode selection strategy,operation mode selection strategy.In addition,as a new business model,Shenzhen Runheng Group carries out the development of educational real estate projects.Due to its lack of specialty and experience,there are certain risks in all stages of the investment and development of educational real estate.Shenzhen Runheng Group needs to strengthen risk identification and make comprehensive risk assessment.This paper constructs a multi-factor risk comprehensive evaluation model for project development of Shenzhen Runheng Group as a basis for judging the feasibility of project investment,so as to facilitate the company to make correct decision-making reference.As a new form of investment,educational real estate not only has the attributes of educational public welfare,but also has the attributes of real estate investment.At present,there are very few studies on educational real estate in China,lacking theoretical support and individualized judgment of the project.Through the research on investment strategy of educational real estate project development of Shenzhen Runheng Group,it can be used for reference.
