Following the development of China's economy and the improvement of the level of urbanization,the property management industry,which is a service industry for undertakes real estate development and connecting with inhabitant,has achieved considerable development.During a growing scale of the industry,more and more challenges have appeared.Under the influence of the service industry characteristic,property management enterprises have facing varies problems and pressures.Such as increasing fierce competition,the unmatured marketization of realty service charge,high labor costs,and expanding high-quality and diversified service demands of inhabitant.These are difficult to break for the development of enterprises.JH property management company established in June 2005.It is JH Group's subsidiary company,as a first-class professional property management company for the purpose of achieving high-standard construction and high-grade management of real estate.The company manages 17 residence communities,in a total construction area up to 3.58 million m2.In this paper,it is from the view of the property management industry to JH property management company as the object of study,through using the method of enterprise strategic management theory,tools,models,is analyses the internal and external environment consist in the JH property,simultaneously using SWOT analysis method,the choose and formulate appropriate development strategy for property company.On the other hand,it has put forward the concrete strategy implementation and safeguard measures for development.This paper finds out JH property management company is suitable to use the overall growth strategy and cooperate,merge and acquire with another corporation to achieve the expansion of company scale and increase market share for implement horizontal integration strategy.And the competitive strategy is that the company adopts the differentiation strategy to provide customers higher quality and more diversified services in an appropriate cost,and make customers feel the adding value in order to distinguish itself form competitors and gain competitive advantages.In conclusion,this paper makes company's strategic implementation plans from three major directions and nine small ones,namely,"guarantee operation,guarantee delivery,guarantee safety","improve quality,improve service,improve reform","build standard,build platform and build team".It is also from six aspects of implementation of the safeguard,which are the corporate governance structure,organizational structure,team management,corporate culture,and the use of information to measure.The research in this paper expects to provide certain reference for JH property management company's the operation and management,and help it get rid of the current predicament and meet the future challenges.
