With more than 30 years developing, China’s Property Management Industry has become a comprehensive Modern Service Industry from nonexistence by enriching its connotation constantly. Since 2008, facing the huge environmental changes at home and abroad, the development of Property Management Industry has experienced an unprecedented bottleneck. Fortunately, the adjustment of national economic structure and the development of mobile Internet, cloud computing and other Modern Information Technology provides new ideas and methods for the upgrading of the Property Management Industry. Under the trend of the transformation and upgrading in Modern Service Industry, it is necessary for the sustainable development of Property Service companies to integrate internal and external resources to promote the Property Management Industry from labor-intensive to management-intensive or knowledge-intensive and diversify their revenue sources by using modern information technology. So, the Property Service companies have to adjust their strategies and take measures to adapt to the environmental changes.H & C Property Management Company is a comprehensive Property Services supplier for 16 years, whose businesses cover 45 cities in 12 provinces of China and have begun to expand abroad. By following the process and using the basic theories or methods of strategic management, this thesis takes H & C Company as the object for an in-depth study. Firstly, with PEST Analysis Model, Michael Porter’s Five Forces Model and others, we analyze the key factors in H & C Company’s external environment to identify opportunities and threats, then evaluate them. Secondly, through discussing the basic situation, capacities, resources of the company and constructing the company’s internal value chain and industrial chain, we identify and evaluate the H & C Company’s strengths and weaknesses. Thirdly, after the SWOT Analysis of H & C Company, we propose its Strategic Choice, Strategic Position, Company Vision, Company Mission and specific Strategic Objectives and establish its Corporate-level Strategy, Business-level Strategy and the implementation of the strategy. Finally, several safeguard measures are put forward to ensure the implementation of the company’s development strategy.By the research, We find H & C company should chose Integration Strategy for the Corporate-level Strategy, and combination of Overall Cost Leadership and Differentiation Strategy for Business-level Strategy. According to these strategies, we argue, based on its own advantages H & C company should develop community services to the upstream and establish professional service firms to the downstream, such as Housing maintenance, elevator maintenance, intelligent transformation, etc. Meanwhile, the company could popularize services abroad. Cooperation or Mergers & Acquisitions are also important ways for the company to expand its business scale. H & C Company should keep the costs down first and then create customer-oriented differentiation to provide more values for customers. In addition, the thesis also describes the implementation of the strategy including Market development, Quality management, Human Resources management, Financial management and Brand management. At last, we give safeguard measures from seven aspects, including Internal Governance Structure, Organizational Structure, Management Team, Corporate Culture, Information Construction, Internal Innovation and Risk Prevention. Results of this study have significant meaning for improving performance and creating core competencies of H & C Company.
