| Rural housing sites are the foundation for farmers to settle down.However,with the acceleration of urbanization and the continuous improvement of economic development,the function of homesteads has changed quietly in China’s economically developed regions.Nanhai District of Foshan City is located in the Pearl River Delta.The prosperity of industry and commerce has brought a large number of migrants.The demand for local farm rental market is strong.There has always been a hidden market for homesteads.In order to understand the current situation of homestead circulation in Nanhai District and the willingness of village(residential)people to transfer their homesteads,explore the current housing base diversion and reform path,and take advantage of the opportunity of Nanhai District to carry out the pilot project of homestead system reform.The willingness to transfer the village(residential)residential bases in Nanhai District was obtained.The two-class and multi-class Logistic regression analysis method was used to analyze the willingness and influence factors of village(residential)residential bases in Nanhai District.The study found that the phenomenon of “one-household multi-family” in the homestead of Nanhai District is common.The number of homesteads per household is two,and the area is often larger than the prescribed 80 square meters.However,there are cases where several generations are crowded into a 30-square-meter homestead.The huge potential value of the homestead has led to the local farmers’ general “feeling the land” mentality,and the willingness to transfer homesteads is low,but the willingness to transfer homesteads is strong.Five factors,such as household registration,cultural level,monthly income,whether renting in self-built houses,and the number of commercial houses,have a positive impact on the willingness of farmers to transfer their homesteads;age,couple logarithm,homestead location,cleanliness of village environment,village The five factors,such as the convenience of living,have a negative impact on the willingness of farmers to transfer their homesteads.The two factors,such as the location of the house site and the convenience of living,have a positive impact on the willingness of farmers to transfer their homesteads;the age,the type of household registration,the total area of the house site,whether there are self-built houses for rent,and the number of commercial houses,etc.The willingness to transfer has a negative impact.The transfer of homestead involves multiple interests.Under the current level of urbanization,the transfer of homesteads should be limited to a limited scope of the main body.After the conditions are mature,the scope of the main body of the homestead will be gradually expanded.The transfer of homesteads needs to focus on strengthening the stock development of idle and abandoned homesteads,increase the level of reclamation and consolidation,and incorporate them into the corresponding homestead reserve.For other homesteads that are suitable for circulation,we should actively explore the construction of community apartments and broaden new ideas and new paths for homestead circulation.In addition,the standardized management of the self-built housing leasing market should be strengthened,and the new management mode of self-built house leasing should be explored.The biggest function of the house site is the residence and social security function.The reform direction of the house site circulation system should give priority to ensuring the reasonable demand of the farmers’ housing,improve the rural living environment,try to explore the property functions of the house site in various forms,and gradually establish a perfect homestead transfer.system. |
