After the housing market reform in 1998,China's commodity housing market developed rapidly,and the real estate market mechanism became increasingly sound,but the housing demand of urban residents in China still could not be widely met.The population is the main body of housing demand.In the actual micro-family,the family population often produces housing demand through the form of family.Therefore,the research on housing demand from the family perspective should be paid attention to,but at present,from the family perspective special research on housing demand is still relatively scarce.Considering the dramatic family changes since China's reform and opening up,this paper is based on this social background and conducts in-depth exploration of the role of family changes in urban residents' housing demand.This paper first analyzes the impact of family changes on the housing demand of urban residents,and the theoretical analysis uses a combination of positive and side.Firstly,the content of family changes and the demand of residential housing are sorted out and the corresponding concepts are defined.According to relevant theories and literature research,the overall factors affecting the housing demand of urban residents are analyzed,and the overall factors affecting the housing demand of urban residents are summarized.It mainly includes population factors,economic factors,social environmental factors,and natural conditions.This paper divides family changes into family natural changes,family social changes,family geographical changes,and then analyzes the intrinsic relationship between the overall factors affecting housing demand and family change factors,which proves that family changes have an impact on housing demand.Finally,it directly analyzes the influence of family changes,including family natural changes,family social changes,and family geographical changes on the housing needs of urban residents.After the model hypothesis,the theoretical model and the empirical model are constructed,and the characteristic variables are selected.The panel data of 9 cities in Harbin,Nanjing,Ningbo,Wuhan,Chengdu,Xi'an,Xiamen,Lanzhou and Hefei are selected for 2004-2017.The empirical research,after the smoothness test,explores the relationship between family natural change,family social change and family geographical change on the housing demand of urban residents.According to the research results,the housing demand of urban residents is mainly related to these family change factors: family life cycle,family number,family type,family economy,family education,family urbanization and family mobility.The synergy of these family changes has affected the housing demand of urban residents.As for the specific quantitative indicators of family change characteristics,the family old-age dependency ratio,the number of urban households,the proportion of urban two-person households,the proportion of urban three-person households,and the disposable income of urban households have a positive impact on housing demand.The per capita years of family education has a negative impact on housing demand.The impact of urbanization rate and urban migrant population on housing demand has inter-city differences.Based on the research conclusions,the corresponding recommendations were made to the real estate development enterprises,urban residents and government departments involved in this study.
