The Lean Research On The Owner Management Of Indemnificatory Housing Construction

Indemnificatory housing is a special kind of urban housing in China,which plays an important role in social security.Indemnificatory housing construction has naturally become an important part of the current urban housing security system.With the deepening of economic development and housing reform,Chinese real estate market has grown rapidly,which as improved the Chinese residents 'living conditions considerably,especially in the process of indemnificatory housing.Inevitably,there have also been some problems such as planning layout needs to be improved,the construction of external supporting facilities is relatively lagging behind.A few indemnificatory housing cannot be accommodated for a long time because of the remote location or inconvenient life,even because of the unreasonable interior spatial structure design.In some places,the quality of indemnificatory housing was not strictly controlled in terms of its design,construction,supervision and acceptance.Substandard construction materials were used in some projects,posing potential quality and safety risks.It is necessary that we need to advance the owner management mode to guide its development.In this paper,lean construction theory was used to analyzing the housing problems of the whole life cycle of owner management.Firstly,Combining with the current status of indemnificatory housing in our country,it analyzed the indemnificatory housing in different stages of lean management key points and methods,and then summarized the whole life cycle of owner management of indemnificatory housing projects(pre-planning stage,construction stage and operation management stage).On this basis,the application of lean construction and owner management in indemnificatory housing projects was analyzed empirically in combination with "happy city" management cases.Researching on the owner management of indemnificatory housing construction in this paper,is great practical significance to strengthen the construction of indemnificatory housing and further improve people's living conditions and promote the healthy development of the safeguard construction.
