Analysis Of Factors Affecting Asset Evaluation Quality Based On Questionnaire Survey

The asset appraisal industry has grown rapidly over the past 30 years,it has actively served the country's market economy construction and reform and opening.Asset appraisal has gradually covered all areas of economic construction.The economic behavior and asset types it serves reflect the features of extensive and comprehensive,have gradually become an essential part of the market economy and an integral part of the organic economy.However,with the expansion of the scope of the asset appraisal business,the problems of the industry have gradually increased.The number of penalized assessment agencies and appraisers publicly announced by the CSRC has grown rapidly.Local associations have also found more problems in the quality inspection.Similar to the violation of the basic criteria for evaluation,the lack of evaluation procedures,the pre-set value as the evaluation conclusion,the results of the evaluation of the crowding,etc.,which has caused the author to think about what the supervision is not in place so makes the quality of asset evaluation has been suspected by everyone,and what are the main reasons that affect the quality of asset evaluation.This paper summarizes the relevant research results of asset evaluation quality at home and abroad,and clarifies the basic theory related to the quality of asset assessment.The quality of asset assessment is defined in this paper as covering the quality of asset assessment process and the quality of results,followed by an indepth analysis of the factors affecting the asset valuation process and asset assessment results,to explore whether these influencing factors are the main drivers of the final impact on the quality of asset assessment.On the basis of theoretical analysis,the author interview with employees in the asset assessment practice community and solicit their suggestions on the factors affecting the quality of current asset assessment,and finally analyzing and sorting out,finally determining 21 influencing factors as the main problem of this questionnaire item.After the questionnaire design is completed,with the help of teachers,classmates,and friends,the questionnaire will be gave to the staff who are currently engaged in the assessment work in order to understand the impact of these 21 influencing factors in the practical work.After the questionnaire was collected,the basic information of the questionnaire was analyzed and interpreted.The analysis of the current situation of the quality inspection of the industry in the areas where the respondents are more concentrated,and then the factor analysis of the questionnaire results was carried out,and 21 effects are divided into four common factors.The main motivations of the quality of asset assessment reflected by the questionnaire are determined by the comparison of the mean values of the four common factors and the relationship between the mean of the common factors and the mean of each factor.Then,the correlation analysis of the four common factors is carried out,and it is concluded that the influence of the four common factors on the quality of the assessment is mutually influential,indicating that the impact of the four common factors should be improved at the same time to improve the quality of the asset assessment.Finally,four common factors are used to establish the model to make sure the determination factors,and four largest mean value and maximum load value of the four common factors are selected for regression.The regression results indicate that these several influencing factors and the asset evaluation quality factors exist Significant,this proves that we can classify the influencing factors of the asset assessment industry by designing questionnaires to explore its impact,thus providing new ideas for improving the quality of asset assessment.Combined with the 8 most important factors of the 21 influencing factors in the sixth chapter mean analysis,the analysis of the case of the Zhonglian and Jiuhao Group's misrepresentation was made.In the end,the article puts forward suggestions for solving the eight major factors affecting the quality of asset evaluation in accordance with empirical analysis and case analysis.
