Industrial parks have been born for nearly a hundred years,but few of them can truly be made into large-scale and representative representatives.In China,industrial parks are born in the process of seeking transformation of the government,scientific research institutes and real estate enterprises under the tide of changing the mode of national economic development and deepening the reform in an all-round way.In the real estate field,it is an important part of the development mode.China's industrial parks are developing very fast.In just a few decades,a large number of new operators of industrial parks have emerged.They use a new development model to build and operate a large number of industrial parks.However,the development of industry is greatly influenced by the timeliness of market and policy.Therefore,how to rapidly increase the market share,improve the quality,perfect the service and play its role in the limited market economy is the most important task for each industrial park decision-maker and operator.To be a subject.In this paper,the author engaged in industrial real estate related work for many years,from the perspective of an industrial real estate practitioner to study how a dying Industrial Park is revitalized and play its core value to drive the development of the surrounding process.This paper consists of six chapters,the first chapter analyzes the industrial real estate,summarizes its concept and nature;the second chapter introduces the basic situation of Industrial Park research at home and abroad,and at the same time introduces,analyzes and studies the development process and operation status of famous industrial parks and agglomeration areas at home and abroad;the third chapter focuses on the TD Industrial Park in recent years.The macro situation,surrounding environment and the status of TD Industrial Park are introduced,and the competitive industrial park in the same region is described in detail;the fourth chapter summarizes the situation and status of TD industrial park;the fifth chapter summarizes the investment strategy of the park.The sixth chapter summarizes the whole thesis.This paper mainly uses the literature survey,the well-known economists on the "industrial park" definition,elaboration and summary,from the concept of industrial park has a theoretical explanation.Then,through the case analysis method,this paper combs the development process of the famous industrial parks and agglomeration areas which have been formed at home and abroad,and obtains the common laws and their respective characteristics.In order to avoid subjective factors affecting the advantages of the park and the analysis of the amount of existing problems,a considerable assessment of the shortcomings of the park is obtained by means of questionnaires,and the common features of customer concerns and site selection opinions are summarized through the analysis of the sample itself.After the combination of the two,the core issues of the park can be sorted out.Solve these problems.Through the analysis and discussion of the above methods,this paper sums up the core value points that should be paid attention to and some practical operation strategies that have been proved by practice.Therefore,this paper will play a reference,reference and inspiration role in the process of operation of the industrial park,especially for the investment operators of the project of "industry-city integration".
