In this paper,Y real estate company S project as a case study,the actual problem of Y real estate company's net profit rate decline year after year,through the S project development cost control research,the Y real estate company cost control problems are analyzed,in order to realize the effective control of project development cost,the earned value method is used as a scientific method to control the project development cost of Y real estate company,and then enhance the Y real estate company's development cost control level,to achieve the expected profit of the project,and enhance the core competitiveness of Y real estate company's enterprise.In 2003,the State Council officially positioning the real estate industry as a pillar industry of the national economy.Since then,China's real estate industry entered a rapid development of the "golden age",the national level policy and social capital influx,led to the real estate industry overheating,in the meantime,the government introduced a variety of real estate control policies the average profit of the real estate industry rate continued to decline.Since the real estate enterprises in the industry's high profit driven,only pay attention to the interests of the sales directly,but the long-term neglect of cost control,with the end of the real estate industry "golden age",the "Silver Age" to redefine the future of the real estate industry characteristics,therefore,cost control has risen to the height of hitherto unknown in the industry,also gradually change the past rough cost control,into the scientific method of refinement of the leading stage cost control.This study through the investigation and analysis of the real estate industry background,put forward the importance of cost control for the real estate industry development,and by referring to relevant references,to understand and make research actuality of cost control of the real estate industry value method of scientific principle,put forward the research problem,and the purpose and significance clear research.At the same time,based on the current situation of Y real estate company's cost management,establish the target cost of S project based on the whole idea of project management,starting from the two dimensions of the cost and schedule,model construction of cost control and schedule control of S project using earned value method,establish three basic parameters and four evaluation indicators of the cost system,make the amount of a huge,long period of real estate development projects can be a manifestation of the digital,and be able to project the dynamic,real-time control and rectification,to ensure the smooth construction and operation of the project.This paper analyzes the structure of the project development cost system of Y real estate company,and puts forward the scientific method of using earned value method to control the cost of the project,combined with Y real estate company's S project examples,on the one hand,the development of the S project cost control research,achieve the cost control target and achieve the expected profit of S project;on the other hand,the results of the case study,the real estate business can be expected to project development costs in terms of control management can have a certain practical value and practical significance.
