Empirical Research On The Cross Border Development With Performance Of Listed Real Estate Enterprises In China

In recent years,"cross-border"has become a high appearing rating word in the field of popular media and business management.With the popularity of the Internet and the development of information technology,the market is more transparent and open,also more intense competition.In such a situation,companies want to seek growth and development in market environment,the development of transition has become an inevitable choice,one of the options is the development of cross-border.At present,more and more enterprises carry out cross-border development.The most representative enterprises are real estate enterprises,which as a pillar industry for economic development.Because real estate enterprises have abundant capital base and strength relative to other industries,therefore,real estate companies have certain advantages in cross-border development,which mainly involve medical industry,energy and mining industry,financial industry,culture and entertainment industry and so on.According to the background,we use for reference of relative conception of diversification to define what is the definition and connotation of cross-border and calculate and divide degree of cross-border,and analysis the reasons and risks of cross-border development,then chose the real estate enterprises which have cross-border behavior in 2008 to 2014 also during the market of A stock as research obj ect to empirical analysis,we explore and analyze the performance of cross-border business from two aspects,including real estate enterprises cross-border industry and cross-border degree.First of all,we calculate the change of performance of all the samples during before and after two years of cross-border.Then,we discuss the performance changes in different industry of cross-border during before and after two years.Finally,we analysis the relationship between the degree of enterprise performance changes during before and after cross-border and cross-border degree.In this research,factorial analysis method has been used to establish the index system of enterprise performance evaluation during calculating and evaluating the enterprise performance;Also,the regression analysis method has been used to analysis the relationship between the degree of real estate enterprises cross-border and the changes of enterprise performance.Conclusion:the overall performance of the real estate enterprises after the cross-border has increased relative to cross-border before from the overall situation;Accordance to the cross industry,in addition to energy and mining industry,the overall performance of the real estate enterprises which cross property management industry,medical industry,financial industry and cultural entertainment industry are improved;In view of enterprise scale,no matter what industry real estate enterprises involve,a large proportion of these enterprises whose performance has improved are big or middle size,therefor,comparatively large enterprises present better effect of cross-border than smaller enterprises.In accordance with the degree of cross-border,the performance of these enterprises which belong to middle degree cross-border have increased obviously and show a better result of cross-border,followed by mild degree cross-border,and the overall performance of enterprises which are deep and severe degree cross-border have declined,the effect of cross-border is relatively poor.
