The important means for the real estate market to manage and regulate the society is to rely on the property leasing management.The management of property leasing is of great significance to standardize the market order and prevent leasing disputes.S company as a real estate rental business stock of state-owned enterprises,is the housing lease the lessor,therefore the housing rental market requirements for all parties in the company has a higher level of operations,in the process of market operation must be fair and open,and all the management behavior to conform to the relevant legal framework in the housing rental and related industry standard,make the value of state-owned assets.We should not only maximize the benefits,but also carry out reasonable management and control of various risks in operation,and at the same time,carry out bold innovation in the business model with enterprising spirit,so as to effectively improve our own value.This paper will take this as the research content to make the research process and its conclusions conform to the basic norms and academic logic of social science research.Before 2013,the property leasing management mode of S company was to lease the property and get the rent.Under the standardized management,it has been running smoothly for 5 years now and has rich experience in operation and management.In particular,it has made many pioneering explorations in the development of the company's property leasing business.Second,the lack of flexible macro strategic thinking,business model innovation;Third,the internal control management is backward and the execution efficiency is low.The existence of these problems not only reflects the commonness of such state-owned enterprises,but also the particularity of S company.The internal reason is mainly manifested in the state-owned enterprise management system and management concept and service concept can't keep up with The Times development pace in time,and the concept of lag just fundamentally led to the company S show some defects in operation and management,and the influence factors of these defects are critical,external main consideration become bottleneck industry and market development,the environment are seeking breakthrough,no innovation,no development.Based on the company S property leasing business development speed has slowed along with the market,this paper focuses on the actual development of the company S rental business,adapt to market development direction and the need to break through the situation,set up in accordance with all relevant laws and regulations and rules,both at the same time satisfy the business enterprise benefit maximization research train of thought and framework of theory of enterprise management and market economy theory,leasing management theory and the principal-agent,REITs and co-working space concepts such as all kinds of the related theories of management science,system,and using the method of SWOT analysis in the strategic management level,In-depth analysis of how to improve the management level and how to put forward business development strategy,the research conclusions for the company's current management problems targeted solutions and strategies,and provide some reference for the company to achieve sustainable development.In order to achieve the purpose of business development,this paper proposes three corresponding implementation strategies,one is to sort out the property right and improve the quality strategy,the other is to adjust the strategic thinking and explore innovative mode strategy,the third is to explore and implement sound internal supervision mechanism and incentive mechanism strategy.For the strategy of internal improvement,the main implementation path is to firstly sort out the ownership of the property of S company according to the principle of "filing--checking--classification and combing",so as to clear the obstacles for the promotion of leasing business.At the same time,the maintenance and renovation of S company's residential buildings and workshops are carried out in a unified standard.For properties with large areas,it is considered to cooperate with long-term rental apartment brands.Exploration of innovation mode strategy is an external promotion strategy,based on the strategic level,need to have a greater trial and innovation.To explore and establish effective and feasible incentive mechanism and supervision mechanism strategy is not only the power of work,but also the closed-loop management of work.In order to implement the safeguard strategy,this paper proposes five aspects of strategic safeguard measures: first,policy safeguard,namely to study and interpret the current policy and obtain the policy dividend in time;Second,the strategic decision-making guarantee.The senior decision-makers of S company make development plans in line with the industry trends and provide decision support for the subsequent business model reform.Third,the information security,increase the information input,the property leasing management from the manual,reduce errors,improve efficiency;The fourth is to guarantee the organizational structure,establish an asset management company,follow the principle of "professional people do professional things",standardize and refine the management;Fifth,capital guarantee,expand financing channels and increase financing types to provide strong guarantee for the sustainable development of the company's business.
