In recent years,China has gradually entered in an in-depth reform stage,and the real estate industry is facing transformation and upgrading,many real estate companies are bearing the huge pressure about turnover their own funds,which restricts the development of the company.And the stage of the project investment evaluation is the key to determining if this project can success,therefore,in order to analysis the most important factors which can influence the stage of the project investment evaluation,this paper chooses the improvement of turnover rate for real estate enterprises as an entry point to research,which has the important theoretical and practical significance for promoting the healthy development of real estate enterprises.Starting from the analysis of the current situation of the real estate market,this paper firstly summarizes and analyses the factors affecting the evaluation of real estate projects by combining theoretical literature research and practical case analysis.Secondly,through the empirical analysis of questionnaire and analytic hierarchy process,the paper draws four factors which have great influence on the investment evaluation of real estate projects under the consideration of improving the turnover rate of self-owned funds.Finally,through theoretical research,the paper analysis the internal influence mechanism of the above four factors in the evaluation stage of real estate investment to improve the turnover rate of enterprise's own capital and puts forward some guiding suggestions.The research results show that in the stage of project investment evaluation,the real estate enterprises mainly carry out project feasibility analysis from three aspects:market research model analysis,product positioning model analysis and financial evaluation model analysis.The market research model analysis factors include macroeconomic factors,population factors and market supply and demand,policy factors,urban traffic conditions,land resources and market competition.The product positioning model analysis factors include product type,customer group positioning,and product features.The financial evaluation model analysis factors include investment estimation analysis,profitability analysis and sensitivity analysis.However,in terms of improving the turnover rate of own funds,macroeconomic factors,land resources,customer group positioning,and profitability analysis are the four factors particularlyimportant in the project investment evaluation stage for real estate enterprises.The entire thesis research focuses on how to improve the turnover rate of own fund for the company during the project investment evaluation process,so it provides a new perspective for project investment evaluation of real estate enterprises.At the same time,based on the combination of theoretical research and practical analysis,it provides a new idea for the real estate enterprise to improve the effectiveness in project investment evaluation.
