Research On Prewarning Of Financial Risks Of Real Estate Enterprises From The Perspective Of Cash Flow

For the company,the role of cash flow is beyond doubt.The real estate industry is even more so,real estate cash flow management should be taken as a high degree of strategic development of enterprises to attention.The purpose of this article is to predict the future cash flow risk for the company and provide early warning for the company's possible financial risks.At the same time,this article also has very important influence for investors and credit institutions.Refers to previous research results,15 indicators that can reflect the company's cash flow risk and other financial risks were found.Firstly,SPSS statistical software was used for factor analysis.Seven potential indicators of the main component indicators were used to represent the 15 listed cash flow related indicators.After classifying the observed samples and according to the component score matrix,the linear formula of main factors were formed.Afterwards,taking 128 listed real estate companies as research samples,the companies that were “Special Treatment” by the China Securities Regulatory Commission in 2016 and 2017 were assumed to be financial distressed companies,and non-ST companies were assumed to be financial health companies.The logistic analysis method was used to make an early warning model and the financial data of 2016 was used to carry out the accuracy of the model.According to the factor analysis method,Y-score prediction model was also made,and the results of Y score prediction model and logistic analysis method were compared.Finally,relevant suggestions are given on cash flow financial risks,such as establishment of risk institutions,establishment of early warning system and cash flow information system.
