The Evaluation And Analysis Of The Sustainable Development Of Real Estate Industry In Guiyang

The real estate industry is an essential element of national economic development of Guiyang.The development of the real estate industry can not only promote the development of the construction industry,steel industry,manufacturing industry and other related industries,but also plays a crucial role in expanding employment,increasing financial revenue,adjusting the industrial structure,improving living environment of people.With the urbanization and rapid development of economy in Guiyang,and the continuous improvement of people's quality of life and living standards,a large number of people are pouring into this city,and the demand for housing is increasing,and these factors provide favorable conditions for the development of Guiyang's real estate industry.Accordingly,the real estate industry is developing at a rapid speed.However,the relationship between the real estate industry and the population,economy,resources and environment has been ignored in the process of development the real estate industry.Many problems have emerged,which affected the healthy and sustainable development of the real estate industry.Therefore,this paper based on the theory of sustainable development,by using the AHP,taking the sustainable development of the real estate industry in Guiyang as the target layer,and taking the Guiyang real estate industry development,the level and capacity of economic development,the level and capacity of social life,the supporting-level and capacity of environment,and the allocation and capacity of resources as the criterion layer.By collecting data related to the development of real estate industry in Guiyang from 2007 to 2015,to construct the model of sustainable capacity index,and having a comprehensive evaluation for its sustainable development status.We can see that from the result of comprehensive evaluation,from 2007 to 2015,the situation of Guiyang city real estate industry moves back and forth between unsustainable development state and the weak-sustainable development status,of which 2008 sustainable comprehensive ability index value,the lowest reach the ideal state only 51.59%,the highest for 2015,is up to 66.96% of the ideal state.From the point of each subsystem,due to the variety of sustainable factors,there is a tendency to decrease in these subsystems,such as the real estate industry itself,economy,development level and ability,ecological environment and the allocation of resources.In addition to the development of the ecological environment,the state is relatively stable,and has a tendency to gradually increase.Therefore,this paper will find out the existing problems in the process of sustainable development of Guiyang's real estate industry according to the current situation and comprehensive evaluation results of the real estate industry in Guiyang,and aiming at these problems to put forward corresponding countermeasures.
