Research On Evaluation Of Contract Management Ability Of Cooperative Real Estate Development Projects

In the economic downturn and "housing is used for housing,not for speculation" policy environment,cooperative development of real estate projects has become a major housing enterprises to reduce financial pressure,enhance the competitiveness of the industry an important means.Under the environment of the increasingly clear trend of cooperative development,the way of cooperation between real estate enterprises in China and the process of managing project construction are still very chaotic,so it is very important for the contract management work which restricts the legal behavior of all parties and prescribes the division of responsibilities.The evaluation of contract management ability and the improvement of contract management ability of cooperative real estate development project are urgent problems.The purpose of this study is to evaluate the project construction contract management ability of cooperative real estate development,and to draw some key capabilities that deserve to be focused on,as an important measure to enhance the competitiveness of the cooperative development real estate enterprise industry.On the basis of literature analysis,this paper combines expert interviews to sort out the contract management process and contract management ability,and divides the ability into two categories,namely individual ability and organizational ability.At the same time,we conducted a questionnaire survey of many contract management experts and related project practitioners to evaluate the current level and importance level of contract management ability.By using AHP to evaluate the importance level of contract management ability,we get the contract management ability that needs to be focused on,and then use the Borich needs assessment model and the focus trajectory model to evaluate the gap between the current performance level and the importance level,and get the weak link in the current ability.The results show that the cooperative development project needs further improvement and optimization in the aspects of "communication between partners"," site data management ability "," establishing quantitative contract database" and "establishing internal training mechanism of contract management".The results provide suggestions for the improvement of contract management ability of cooperative project construction,and also verify the applicability and maneuverability of the model.It is helpful to improve the project construction contract management ability of cooperative development real estate enterprise and improve the industry competitiveness of cooperative development real estate enterprise.although this study is mainly aimed at companies in the real estate industry that cooperate in the development of real estate projects,analytical processes and methods can be used to self-evaluate individual companies of different sizes or industries.
