Shantytown reconstruction is a policy for the reconstruction of dangerous houses in the city.The shantytown renovation started in the old industrial base of Northeast China and began to be promoted nationwide in 2005.In 2009,the number of shantytown renovation in China exceeded 2 million units,and in 2014-2017,it exceeded 6 million units.In 2018,the number of shantytown renovation was 4.7 million units.In recent ten years,the total number of shantytown renovation in China was about 44 million units.Based on the calculation of 3 people per capita,the housing conditions of more than 120 million people were improved.The issue of house price is a hot topic closely related to everyone.In recent years,the rapid rise of house price makes more and more people who just need to buy houses distressed.This paper will deeply explore the impact of shantytown renovation on house price.Based on the history of shantytown renovation,this paper briefly introduces the historical background of shantytown renovation.Then,from the perspective of policy,this paper combs the major policy documents about shantytown renovation from 2005 to 2018,and analyzes the attitude and evolution of government departments towards shantytown renovation.Next,it compares the characteristics of the two resettlement modes of shantytown transformation in detail,and analyzes the influence of different resettlement modes on the house price from the theoretical point of view.In the empirical analysis part,this paper selects the data of 35 large and medium-sized cities from 2014 to 2018,mainly including the scale of shantytown renovation,monetization resettlement rate,average selling price of commercial housing,regional GDP,average wage of on-the-job employees,land price,etc.regression analysis is carried out by using the fixed effect model of panel data,and the empirical results confirm the monetization resettlement of shantytown renovation It has a positive impact on the rise of house prices,and the impact on the central city house prices is more prominent.There are five chapters in this paper.The first chapter "Introduction" mainly introduces the research background,research significance,research methods and other contents of this paper,which is the program of this paper.Chapter 2 "literature review",first of all,describes the research content of foreign shantytown transformation,then analyzes the process of shantytown renovation in China from the perspective of history and policy,and finally briefly analyzes the influencing factors of housing price.Chapter 3 "the analysis of shantytown renovation mode",respectively compared the characteristics of physical resettlement and monetary resettlement as well as financing channels,and finally analyzed the impact of the two resettlement modes on housing prices.Chapter 4 "empirical analysis of the impact of shantytown renovation on housing prices",through the data of 35 large and medium-sized cities in China from 2014 to 2018.Chapter "conclusions and suggestions",summarizes the main points of this paper and puts forward several constructive suggestions.
