The Study Of Incentive Mechanism On Housing Industrialization In Our Country:a Perspective Of Evolutionary Game Theory

Housing industrialization has the advantages of energy-saving, environmental protection, high efficiency, safety, it is the best practice of sustainable development in the real estate construction. Due to its own economic positive externalities, the government’s incentive is an inevitable choice to the development of housing industrialization. Based on the perspective of evolutionary game, this paper starts from the interaction of housing industrialization interest subjects, analyzes the incentive mechanism of housing industrialization in our country, and according to it proposed policy suggestions to perfect the incentive mechanism of housing industrialization in China.First, this paper tidy the theoretical basis of incentive mechanism to the housing industrialization, for the economic externality on housing industrialization, it puts forward that the construction of incentive mechanism is the best key to promote the development of housing industrialization, and the evolutionary game theory applied to incentive mechanism design also has great advantage. Then, in view of status quo of housing industrialization in China, list many problems in terms of market, technology, policy on the housing industrialization in our country,and analyzes the root of the problem from the behavior of microscopic interests subject, it is concluded that the enthusiasm of stakeholders is not high, and the incentive mechanism is lack.On the basis of the reality, from two angles, the paper established the evolutionary game model of government and developers, government and consumers, and the psychological utility is added in the latter. The evolutionary game model study the conduction mechanism in-depth, and use the MATLAB simulation to the key parameters, based on this proposes policy Suggestions to perfect the incentive mechanism of housing industrialization in China. This paper considers that the government should based on long-term benefits of resources, environment, society which housing industrialization brings, plays its leading role in the early industrialized housing, put the affordable housing as the carrier of housing industrialization, give a certain incentives to developers and consumers, and optimize the social public opinion environment, for increasing its psychological benefits, to promote the development of housing industrialization.
