As an important part of the national economy,the real estate industry is characterized by:1.Long-term cycle cycle,2.Large amount of capital investment.Current our country real estate market competition is intense,the real estate industry rapid development,how to reduce risk in the fierce market competition environment,improve the success rate of project development,improve project profit,is the current project management researchers and developers must attach importance to the problem of the subject requires is carefully combed and studied.s.Lot of practice cases prove that a successful plan can make a perfect project,and a successful project can often make a business,achieve a goal,and make a successful enterprise.As the necessary initial stage for the development of real estate projects,project planning is more and more concerned by relevant enterprises and managers.Generally,the total project cost(80%)depends on the pre-project preparation(20%of the project workload),which is often referred to as the 80/20 rule(pareto principle).Because of this,real estate developers and business managers attach more importance to project planning,and a complete and detailed guidance of project planning reports cannot be ignored.It turns out that a successful project often can create a successful business.so as a forerunner before the real estate implementation,project planning real estate development companies much more concern and attention.Generally believe that real estate development projects early work(accounting for 20%of the workload)will determine 80%of total project cost,which is often referred to Pareto(Pareto)distribution.Therefore,a successful become an project planning report important guiding role on the implementation of the project development has leading real estate developers and investors of the consensus.As a practical case,the investment project of the west side land of the first city is explored and discussed.Combining with the research theory of real estate project planning,combining with the situation of regional market economy and the characteristics of the project itself,this paper mainly expounds the following aspects::Firstly,this paper elaborates the theoretical knowledge of the various links of real estate planning,including the meaning and content of the project planning,the connotation and process of real estate planning and its structure system.Second,this article expounds the detailed dongrun first city west land market environment analysis of the project,taizhou project development of real estate industry in recent years,the development trend and the project of complex massif competition analysis,the economic environment and social environment analysis of the project.Thirdly,this paper mainly discusses the positioning and planning design of the west side plot of the first city,including customer and project positioning,project planning principles and project planningFourth,in this paper,we develop the first city west plot dongrun project marketing planning scheme,including project marketing objectives and to enter the market opportunity,project marketing strategy,marketing stage division and the marketing executive control,etc.The research methods,research contents and research procedures used in this paper have some practical application meaning,which can help developers to analyze the market situation objectively in similar projects.Reasonably forecast regional market trend,refer to the marketing strategy of the project,reduce the risk of project development,and improve the success rate of project development.
