Financial Research Of Harvard Analytical Framework In DY Real Estate

With the rapid development of China's economy,the real estate industry has become the pillar industry of China's economic development and is one of the key factors for the healthy development of China's economy.Financial analysis is mainly based on the analysis and assessment of the company's financial statement data,financial status and operating results,and mainly based on the company's past and present state analysis.On the basis of the traditional financial analysis methods,this paper integrates the Harvard analysis framework,and realizes the purpose of taking DY real estate as the research object and comprehensively analyzing its financial status.The Harvard analysis framework includes not only financial analysis,but also strategic analysis,accounting analysis and perspective analysis.Therefore,financial analysis based on the Harvard analysis framework is an expansion and deepening of the existing traditional financial analysis,which can more comprehensively reflect the company's financial and operating conditions.This paper first explains the background and importance of the research and reads the relevant literature at home and abroad to understand the principles,characteristics,applications and measures of the Harvard analytical framework.The second part introduces the origin and basic meaning of Harvard analytical framework,and emphasizes the advantages of Harvard analytical framework.The third part expounds the current situation of DY real estate and points out the current dilemma of DY real estate and the adaptability of the Harvard analysis framework of DY real estate.Fourth,the Harvard analysis framework is used to comprehensively analyze DY real estate from four aspects of strategy,accounting,finance and prospect,and comprehensively discuss the overall financial situation of DY real estate.Finally,reasonable Suggestions are put forward according to the four dimensions and the whole paper is summarized.This paper believes that the Harvard analysis framework is an effective financial analysis method to comprehensively analyze the current and future operating conditions of the company.The financial analysis of DY real estate using the Harvard analysis framework has the following conclusions: first,strengthen the judgment and response ability to the macro environment,change the enterprise development strategy,and accelerate the development of commercial real estate brand.Second,change theenterprise management mode,integrate superior resources,multi-channel financing,strengthen the control of enterprise period expenses,ensure sufficient monetary funds,third,optimize the capital structure,and strengthen the control of long-term liabilities.
