Research On Financial Analysis Of HY Company Based On Harvard Analysis Framework

Real estate industry is one of the pillar industries of China's economic development and plays a vital role in the national economy and the quality of people's lives.In recent years,housing prices have risen rapidly,and the state has continuously introduced relevant regulatory policies to ensure the healthy development of the real estate industry.The government's macro-control policy has brought great opportunities and challenges to the whole real estate industry.The competition among real estate enterprises is more intense,which makes the small and medium-sized Housing enterprises in a difficult situation.This paper chooses medium-sized housing company HY as the research object,uses Harvard analysis framework to analyze the company's financial situation,points out the existing problems,and puts forward corresponding countermeasures and suggestions.This paper is divided into five chapters.Chapter 1 elaborates the research background,purpose,significance,current situation,methods and framework;Chapter 2 introduces the traditional financial analysis methods,strategic analysis tools and basic theory of Harvard analysis framework;Chapter 3uses Harvard analysis framework to conduct financial analysis of HY company;Chapter 4 finds the existence of HY company in Harvard analysis.Chapter 5 combs the main research conclusions of this paper,and puts forward the future research prospects.This paper introduces a Harvard analytical framework that combines strategic analysis tools with financial analysis.In Harvard analysis,PEST analysis method is used to analyze the macro-environment of real estate industry,Porter's five-force model is used to analyze the industry competition environment of HY company,and SWOT analysis method is used to study the operation strategy of HY company;key accounting subjects are identified and analyzed,and the quality of accounting information disclosure is evaluated;Financial analysis,financial efficiency analysis and cash flow analysis are carried out for HY company.Functional regression fitting is used to analyze the future development trend of real estate industry.Scenario assumption is used to predict the development situation of HY company.Z-value model is used to analyze the operation risk of HY company.Combine the real estate bubble risk factors to provide the future development outlet of HY company.Through Harvard analysis,HY company has great potential for future development which is in the growth period after transformation.On the whole,the development of HY company conforms to the strategic plan,and has strong solvency and development ability.However,it is noteworthy that HY's operating and profitability are poor,and its strategic planning also needs to be adjusted in line with national policies.According to the problems found in the analysis process,the article puts forward some reasonable suggestions on strategy,accounting,finance and prospects of HY Company.The measures include regional diversification of real estate development projects,increasing the disclosure of non-financial indicators,increasing net sales interest rate and total assets return rate,and strengthening the scientific and technological innovation ability of enterprises.
