The real estate industry is a pillar industry in the process of the development of our national economy,and has always maintained and played the importance of the national economic growth point.Since the reform and opening-up,the commercial nature of housing has gradually been developed,and it has gradually shifted from people's production of necessities of life to the focus of financial investors,which has led to the gradual increase of housing prices year by year,it also affects the basic needs of the people.Under the pressure of high housing prices,ordinary people can not afford the high cost of purchase,look at the "building" Sigh,and real estate developers are also facing inventory problems,at a loss.In recent years,under the market economy and the government Macroeconomic regulation and control,the two-way squeeze of the land price rise and the government purchase restriction policy,began to force the profit space of the real estate enterprise,also created the public opinion of the real estate industry "Silver Age".Admittedly,from the current development trend,the overall development of the real estate industry has slowed down,but this does not mean that the real estate industry has entered the "recession.".On the contrary,this has sounded the alarm bell of the real estate industry.The single sales type of real estate can no longer meet the demand of today's market.How to respond to the guidance of the national policy and further develop the real estate that meets the demand of consumers,diversification of the business scope of itself,began to become the primary task of real estate enterprises.In this paper,Harvard analysis framework,from a strategic point of view,a comprehensive analysis of the real estate industry,as well as the case of China Resources Real Estate Equity Structure and strategic layout;Then,through the analysisof accounting policies and the evaluation of accounting estimates,the quality of key accounting items of enterprises is analyzed.Next,the comprehensive comparison of financial indicators of China Resources Land and four real estate enterprises is carried out by combining the horizontal and vertical comparison analysis method,finally,the paper analyzes the financial status of China resources real estate,combining the results of strategy,accounting and finance,and introduces Z value model to predict the development of enterprises.According to the risk points found in the process of analysis,this paper puts forward relevant development proposals,and tries to provide some ideas for the financial analysis of the same type of enterprises in the industry.
