| With the continuous upward and better development of economic environment,traffic environment,supporting facilities,population scale and consumption level of residents in Wuhan City,as well as the encouragement and policy support of Wuhan municipal governments at all levels for the construction of urban commercial complex,Leading to the construction and development of local commercial complex entering a growth period,with increasingly fierce competition.At present,many local shopping centers in Wuhan are seeking for differentiated development,and research on the optimization of operation and management.As the commercial complex of wuhan City,the Group Star City has accumulated some experience in architectural design,internal management and marketing strategy,and formed some advantages and characteristics.Since its opening in 2013,although the passenger flow is good and the rent income cash flow is also good,there are inevitably many problems.For example,unscientific business form planning、main stores need to be integrated and improved、difficulties in realizing the expected rental income、low sales floor efficiency of some merchants、insufficient customer service capability、insufficient marketing and publicity planning and the dynamic design is not good enough,etc.All these problems affect the long-term and steady development of Group Star City and need to be studied and solved seriously.Based on this,this paper studies the operation and management of Group Star City commercial complex,aiming to provide suggestions for the improvement of the operation and management level of Group Star City commercial complex,the sustainable and stable development of Group Star City commercial complex in the fierce market environment,as well as to improve the operation and management level of China’s commercial complex and promote the steady and sustainable development of commercial complex.This paper takes Group Star City commercial complex as the research object.Based on the brief description of the research background,significance,research ideas and methods,this paper reviews the basic theory of operation and management of commercial complex,providing certain theoretical support for the follow-up research of this paper.Based on the in-depth analysis of market characteristics,industry status and advantages of Group Star City in Wuhan,combined with many years of management experience and theoretical knowledge,this paper makes in-depth analysis and research on the existing problems of Group Star City,In order to put forward specific countermeasures,ideas and measures for the optimization and development goals of Group Star City’s operation and management.The suggestions and improvement measures proposed in this paper are as follows:First,optimize the layout of business forms and focus on Brand Introduction;Second,integrate and optimize the number of shops;Third,improve the management level of anchor stores;Fourth,scientifically and reasonably formulate the rental standard of shops;Fifth,attach importance to planning and publicity,and strengthen network marketing;Sixth,unify service standards and improve service level;Seventh,construct an effective merchant management system of CCB;Eighth,improve the moving line design;Ninth,further highlight the theme characteristics。... |
