A Research Of The Post-evaluation System For Real Estate Projects Based On Object Element Analysis

Real estate industry as one of the important power for the development of national economy in our country,with the changing of market,industry competition intensified,the elaborating management has become the consensus of the real estate development enterprises.After the real estate project evaluation system can not only to supplement the project full cycle evaluation system,but also measure project management benefit,late feedback project experience and lessons,to guide the operation of the project important management tool,the elaborating management of real estate development enterprises have a significant boost.Therefore,this article first introduces the related concepts of real estate project post-evaluation,and carding the related theories,the evaluation index system,project evaluation methods and so on has carried on the literature review.Secondly,after the real estate project evaluation index in this paper,the existing research has carried on the summary,and has carried on the induction summary the research results of actual project,identified in this paper,after the real estate project evaluation index system of primary results;On this basis,the primary results of the post-evaluation index system were selected through questionnaire survey,and the evaluation index system after the real estate project was established.Subsequently,this paper establishes a model of post-evaluation of real estate projects by determining the calculation method of each index weight and selecting a reasonable post-project evaluation method.Finally,this paper takes Shanghai G enterprise,a project as an example,after the use of real estate project evaluation model on the evaluation analysis,after the evaluation after the project is obtained as a result,summarizes the experience and lessons in the process of its development,and puts forward some proposals concerning the optimization of the operation of project for the future.The research results show that after this paper construct the real estate project after the evaluation index system and evaluation model has certain feasibility and rationality,can accurately response the overall situation of the project.
