In recent years,commercial real estate projects have become a hot spot for real estate developers and investment companies to invest in stable cash flow and increase fixed asset.Although the supply and demand situation of China's commercial real estate market improved slightly in 2016,the commercial real estate market still has large stock and the homogeneity competition is serious.Because of the tightening of the state funds and credit policy,the real estate companies are confronted with the increase of financing pressure and so on,each real estate innovation operation mode,through mutual cooperation,integration of resources,to seek better development in commercial real estate.HQ real estate project is a real estate company and B Investment company to develop the project,the project is located in Shenzhen,the former Marine new area,as a national new area,the former Sea new area has a broad prospects for development,a company and B Company to build the HQ project to become a landmark real estate projects.This article is a business plan of HQ project,first introduced the current real estate market in the policy background and market environment,then from the project's geographical location conditions,the developer's situation and the project's economic data to the real estate project macroscopic environment analysis,from the national land policy,the control policy,The financial policy and the tax policy analyzed the National Real estate policy,unifies the Shenzhen city planning and the Shenzhen real estate market,has carried on the analysis to the project area,simultaneously carried on the project SWOT analysis,to the typical competitor row,from the project product strategy,the project pricing strategy,The project channel strategy and the project promotion strategy four aspects to the project marketing plan to carry on the corresponding introduction.Finally,the financial and risk analysis of the project is carried out.Though analyzing,this article gives the opinion that HQ project is located in the important city nodes in Qianhai New District,the location has obvious advantage.In recent years,Shenzhen's GDP growth rate has enjoyed double-digit growth.The growth rate of value-added of the four pillar industries has also kept steadily increasing.The future development of Qianhai New District,where the project is located,has great prospects for development.The overall positioning of the HQ project is a capital operation business complex.The HQ project office is located at the 9A business building,and the commercial location of the project is a custom-grade business office.The total net profit of the project is of RMB608.08 million,the net profit margin of sales is 11.61% and the profit after tax is 17.67%.
